The addition will provide warehouse and distribution space for the applicant. o o Attachment A is the application for a Shoreline Permit. Signs not to exceed regulations of the underlying zoning district sign code. The proposed building will be 28 feet in height. The proposal includes the reconfiguration of an existing paved surface. Landscaping has been proposed for the building portion of the site. The project must also comply with Design Review Guidelines (TMC 18.60), including approval by the BAR. 2. Low impact environment uses shall conform to the following standards: a. (Note: Chain link fence shall be slatted and planted with ivy or other trailing vine except where a safety hazard may exist.), or (3) Large hardy shade or fruit trees such as maple, alder, poplar, cottonwood, sycamore, willow, oak, beech, walnut, ash, birch or other species approved by the Director at a maximum of 30 feet on center, or (4) Earth berms at a minimum of four feet high, suitably planted with live groundcover or natural grass; Railroad lead trackage shall be no closer than 15 feet to parking /loading and storage facilities, and shall be suitably landscaped. As previously indicated, the proposal must receive approval by the BAR prior to the issuance of a building permit. The BAR approves the site plan, landscape plan and building elevations. The applicant has proposed new landscape comprised of Austrian Pine, Arborvitae and Pacific Wax Myrtle to screen the east and south portions of the building. No landscaping has been proposed for the loading platform an related access area. The existing landscape plan will not be altered. The proposed landscape along the south and east portion for the building shall be extended to screen the truck loading portion of the project. Project Description: This SEPA review is for the construction of an 8,250 square foot warehouse addition to an existing 54,000 square foot one story office building. The addition will include improvements to the impervious surface to allow for trucks to access the warehouse facility. The entire site is generally flat with silty sand and topsoil in the general area. The project includes reduction and replacement of impervious surface to create a truck loading area for the new warehouse. Approximately 70% of the entire parcel will have impervious surface following construction. The applicant has indicated that haybales will be used to reduce or control erosion during construction. Emissions will occur from construction vehicles during construction. No other impacts are anticipated Project is located within Shoreline Management Zone. A Substantial Shoreline Development Permit (TMC 18.44) is required prior to construction. No dredging or filling from surface water or wetlands. No discharge of waste materials to surface waters will occur. No withdraw or discharge of groundwater will occur. All construction in and around existing drainage field(s) must comply with Tukwila's Storm Water Management Ordinance. The 100 foot radius indicated on your plans exceeds this requirement, resulting in potential encroachment into the Riv r Environment portion of the Shoreline. The purpose of our reconnaissance was to observe the general site conditions and observe the stability of the adjacent Green River channel bank. The subject site is located in a meander lobe of the Green River at 6801 south 180 Street in Tukwila. The addition will be constructed at the southeast corner of the existing building. The addition will have a footprint of seventy -five (75) by one hundred ten (110) feet, with a finished floor elevation of 26.67 feet. The addition will be set back sixty (60) feet from the top of the north levee of the Green River and ninety (90) feet from the Green River mean high water mark. On November 23, 1998, a representative from our firm visited the subject site to observe the addition area and the condition of the north bank of the Green River. At the time of our visit, the following conditions were observed: • The Green River is confined to its current alignment by levies. The levee extends to a height of about four feet above the valley floor. At the time of our visit, the river level was about twenty feet below the top of the levee. The river channel banks are inclined at a gradient of about 70 to 80 percent.
