Building facade and Sign diagram FINDINGS Vicinity /Site Information The applicant requests approval of a Special Permission sign increasing the maximum allowable size of the sign by 36 %. The exposed building face is 1,209 square feet. With approval of the Special Permission Application, the wall sign would be 71.25 square feet (6% of EBF) versus the normal maximum of 53 square feet (4.3% of EBF). The text appears on the face of an-internally lit frame, approximately 2.5 feet high and 28.5 feet wide (see Attachment B). 6300 Southcenter Boulevard, Suite #100 • Tukwila, Washington 98188 • (206) 431 -3670 • Fax (206) 431-3665 L98 -0073 Application for a Special Permission Sign Hobby Town USA Page 2 Decision Criteria TMC 19.32.140(A) allows the permitted sign area to be "increased by 50% for each doubling of the required minimum setback...but in no case shall sign area exceed that permitted in TMC 19.132.150 ". TMC 19.32.150 allows up to "a maximum of 6% of the exposed building face." The tenant space is setback over 50 feet (at its closest point) from Southcenter Parkway. This setback is 3 times the 15 foot minimum setback requirement for the TUC zone. As stated above, the standard allowed sign area would normally be 53 square feet (4.3% of the tenant's exposed building face of 1,209 square feet). Since the building is setback approximately 3 times greater than the minimum setback required for this zone, the 6% formula mentioned above would apply. Under this formula the maximum allowed sign area would be 72.5 square feet. The applicant is requesting a wall sign which is 71.25 square feet in size. CONCLUSIONS 1. The building is setback a sufficient distance to allow for a 36% increase in allowed sign area. 2. The proposed sign size of 71.25 square feet is within the allowed area established by the doubling of the setback while meeting the 6% maximum indicated in TMC 19.32.150. DECISION The request, as presented in Attachments to this report, is hereby approved.
