Survey Per your conversation with Joanna Spencer of the Public Works Department, the 10 -foot wide sanitary side sewer easement must be referenced in the legal descriptions of both proposed Parcels "A" and "B ". This is because the easement is located on Parcel "B" but is benefiting Parcel "A ". Water System Proportionate Fair Share Agreement The Public Works Department has reviewed this document. They are returning the original to you for revisions. An attached "redline" copy and another blank form is provided for your reference in making those corrections. Please complete the enclosed blank copy as indicated, have the document executed and notarized and returned to the attention of the undersigned. Road and Drainage Improvement Bids You have indicated that you wish to bond the road and drainage improvements. Prior to final approval of the short plat, you may provide one or more of the following (in a form approved by the City Attorney): 1. A surety bond executed by a surety company authorized to transact business in the State of Washington. 2. An irrevocable letter of credit from a financial institution stating that the money is held for the purpose of development of the stated project. 3. Site Survey Requirements c. The 8 -1/2" x 14" survey which you provided must be adjusted slightly to appear in a recordable form (these requirements appear below). Site Survey Requirements c. The 8 -1/2" x 14" survey which you provided must be adjusted slightly to appear in a recordable form (these requirements appear below). The 5 -foot sanitary sewer easement (shown on the plan stamped by Ellisport Engineering) must be increased to be a minimum of 10 feet in width. This 10 foot easement must be shown on the site survey. h. The note referencing a "new 6 -inch side sewer" is not a sanitary sewer but rather a private sewer main extension and will require a structure at the property line. This lot is approximately 18,000 sq. feet and is zoned for MDR. Already existing on the lot is a family residence/duplex built near center. On the 23rd of July, 1998, there was a pre - application meeting which occured regarding what could be done with the property. Th.ose in attendance were: Steve Kohler; Fire Department, Carol Lumb; Associate Planner, Joanna Spencer; Development Engineer, and Randy Smith, former applicant. These surveys cost in excess of 53000.00, like 1 said, all done as called for in the Pre App meeting for the short plat checklist. On the 19th of November I received a letter of denial from Jack Pace for the short plat for two reasons, 1) Flag Lots are prohibited and 2) The property is MDR and doesn't meet the required 8,000 sq. feet. (This as a result of "flag lots" being prohibited). My problem is that it was indicated to us that we could do this plat the way we had proposed and it would be the most workable way for it to be approved, however, now it remains unsatisfactory per Tukwila.
