Previous Sign Specifications 6300 Southcenter Boulevard, Suite #100 • Tukwila, Washington 98188 • (206) 431-3670 • Fax (206) 431-3665 • L97 -0018 Special Permission Sign Modern Woman FINDINGS Vicinity /Site Information The applicant requests approval of a Special Permission sign increasing the area of a wall sign by 68 %, from an allowed maximum of 74 feet to 108 square feet. The proposed sign will have two separate components, as referenced in Attachment A. The proposal incorporates an existing 55 square foot sign (lettering) approved under Sign Permit S97 -008 with a 39 square foot logo attached to the adjacent gable of the tenant space. The remainder of the calculated sign area is unused portions of the facade. Attachment B shows the original proposal for signage on the applicant's tenant space, which included two separate applications for the lettering and the logo. Also presented with the original applications was a request for a freestanding sign, approved under S97 -009. As the freestanding sign is allowed, only one wall mounted sign is allowed. Between the time that the first application was rejected and the current application was brought, staff met several times with the applicant on their request to determine what options were available to incorporate the logo into their sign area. In comparison to the first application, the applicant has reduced the size of the logo and lowered the logo two (2) feet on the gabled portion of the facade. The entire signage area, including the existing sign, the proposed addition and the area where they are mounted, totals 108 square feet. Decision Criteria TMC 19.32.140(A) allows the permitted sign area to be "increased by 50% for each doubling of the required minimum setback...but in no case shall sign area exceed that permitted in TMC 19.32.150 ". TMC 19.32.150 allows up to 6% of the building facade, "to a maximum of 6% of the exposed building face... ". The tenant space is setback approximately 300 feet from Strander Blvd. The tenant space facade totals 1806 square feet. The minimum front yard setback for the TUC zone is 15 feet. The allowed sign area, given the square footage of the tenant space facade, is 74 square feet. Since the building holding this tenant space is setback 20 times greater than the minimum, the 6% formula would apply. Accordingly, the maximum allowed sign area would be 108 square feet. PREVIOUS REQUESTS There have been 2 recent requests at this site (Southcenter Plaza) for increases in allowed wall sign, based upon the formula and rationale outlined in this report. Boaters World and Golden West Games received approval of Special Permission Signage in 1995 and 1993, respectively. The building is setback sufficient distance to allow the 6% formula to determine the allowed sign area. 2. The allowed sign area, based on the size of the tenant space and the application of the 6% formula, equals 108 square feet 3.
