• . Dear Mr. Thomson:
As a follow -up to our last meeting concerning this application, there are still a number of
outstanding issues that need to be resolved to continue processing this application. As
indicated in my October 14 letter, you will need to post a bond for demolition of the
garage on Lot 3 or file a complete application for a Demolition Permit. The new legal
descriptions must be changed to insert the word 'point' on line 11 for Lots 1 and 2.
On the issue of access to the parcels, I spoke with Assistant Fire Chief Nick Olivas
about what improvements may need to be made. Mr. Olivas indicated that the following
improvements must be made:
• S. 136th must be paved at a minimum width of 20 feet
• A certificate of water availability from Water District 125 for all parcels
• S. 136th must be completed to Zink with 51st Ave S.
• A maximum of 15% slope is allowed for any driveways
• Hydrants must be installed to serve Lots 2 and 3. Fire Hydrants are required to be
within 250 feet of a parcel by vehicular travel and must pump at least 1,000 gallons
per minute @ 20 p.s.i. residual.

The map should be a scaled drawing on paper no larger than 8 -1/2" by 14" (unless otherwise
approved) and should include the following elements:
O A survey of the site may be required if that level of detail is needed to ensure zoning standards
are met.
• Northpoint, scale and date.
O Dashed lines showing location of existing lot line(s) and solid lines showing proposed lot line
locations.
Er Location and dimensions of all easements existing and proposed.

Means of access to each lot, including width, name and condition of adjacent streets.
O Dimensions of all lines and total lot or parcel sizes.
