E. 74th Ave Portland, OR 97222 Re: Tukwila Pet Hospital freestanding sign, S97 -085 Dear Bob: To confirm our recent telephone conversations concerning the above referenced project, Tukwila Municipal Code 19.32.080 allows signs for commercial uses in residental zones to be a maximum of five feet high. Due to the immediate change in grade from the street to where the sign is located, I determined that the five foot height allowed for the sign would not include the sign base nor any non - textual /graphic portions. The allowed height for the sign would begin at a horizontal plane even with the street. I have illustrated the parcel conditions necessitating the need for additional consideration for your review, including a dotted line to show the conceptual 'baseline' for the five foot sign area height limit. As the height of the actual approved sign area is 3.5 feet, there is an additional 1.5 feet in height that is allowed to stay within the 5 foot height limit. This does not include the height of the base necessary to meet the grade established at the level of the road, which I represented in the attached drawing, nor the non - text/graphic portions of the sign. This approval would allow the installation of a 28 square foot monument sign in a residential zone. The proposed sign would be located in the northwest corner of the property along Military Road. J H; The applicant is located in a residential style structure with single family dwelling units on all w O; four sides. The applicant's proposed sign will not detract from the residential character of the g neighborhood and is in scale with the site. The applicant has two existing signs which will be removed prior to installation of the proposed monument sign. The proposed 28 square foot sign i will constitute the applicant's only means of on -site advertising and will bring the business into _: zId.-; compliance with the Tukwila Sign Code. 0 z 1. TMC 19.32.080 (b) directs that all sign permit applications for Churches or approved 0 N. conditional uses located in single - family zone must be approved as a Type II decision. Decision Criteria 0E-. w w' U, 2. The criteria established in TMC 19.32.080 (b) allows an approved conditional uses to display z' one sign for each street upon which the property fronts. It further permits a maximum of 32 v t square feet of total signage and a sign height no greater than five feet. The sign must be o �' located in the landscape area and lit from a concealed source. CONCLUSIONS 1. The applicant's business is an approved conditional use in the LDR zone. The applicant's sign permit application should be approved as a Type II decision. 2. The proposed 28 square foot sign is less than the 32 square foot maximum allowed by Code. 3. The proposed sign is located in the landscape area of the property and is no more than five feet in height. DECISION The request as presented in the Attachments is hereby approved.
