FINDINGS
Vicinity /Site Information
The applicant requests approval of a Special Permission sign increasing the area of a wall sign by
30 %, from an allowed maximum of 140 square feet to 171 square feet. The proposed sign will
have two separate components, as referenced in Attachment A. The proposal incorporates
includes 2 sizes of channel lettering, one with dimensions of 28 feet by 5.5 feet (Attachment B),
with the smaller unit measuring 13 feet by 1.5 feet (Attachment C), for a total sign area of 171
square feet.
Decision Criteria
TMC 19.32.140(A) allows the permitted sign area to be "increased by 50% for each doubling of
the required minimum setback...but in no case shall sign area exceed that permitted in TMC
19.32.150 ". TMC 19.32.150 allows up to "a maximum of 6% of the exposed building face... ".
The tenant space is setback approximately 140 feet from Andover Park West, 9 times the 15 foot
minimum setback requirement for the TUC zone. The tenant space facade totals 4,544 square
feet.
The allowed sign area, given the square footage of Golfsmith's tenant space, is 140 square feet.
Since the building is setback 9 times greater than the minimum setback required for this zone, the
6% formula mentioned above would apply. Accordingly, the maximum allowed sign area would
be 272 square feet.
CONCLUSIONS
1. The building is setback sufficient distance to allow for a doubling of allowed sign area.
2. The allowed sign area, based on the size of the tenant space and the doubling of the setback
to allow an additional 50% in sign area, would be 210 square feet.
3. The proposed sign size of 183 square feet is within the allowed area established by the
doubling of the setback and less than the 6% maximum indicated in TMC 19.32.150.
DECISION
The request, as presented in Attachments to this report, is hereby approved.

Collins Signs is manufacturing and contracting with a local sign installer to install a . .
remote set of illuminated letters to read "Golfsmith, Golf Center" at 240 Andover Park
West, Tukwila, WA, the old "Best" Building. Tukwila, WA. code allows Golfsmith 140
sq ft and we are requesting 183 sq ft .. This request for a 30% increase is based on
Tukwila municipal code, section 19.32.140 sub part A. We are asking for special
approval under your setback provision.
