Description of manner to which we believe that the request for a Conditional Use Permit will satisfy each of the following criteria as specified in T.M.C. 18.64.030: 1. The proposed use will not be materially detrimental to the public welfare and property and improvements in the vicinity as the sky coaster structure sits adjacent to similar size power line towers. 'The "sky ", or so called "space coaster ", is a symmetrical arch, centered on the diagonal of the building, providing some harmony. 2. The performance standard in the light industrial district will be exceeded by this high quality attraction through its quality construction and option of colors and finishes. 3. The proposed 113' foot tall space coaster swing will be compatible with surrounding land uses and design with its proximity to high voltage power line towers, which will blend in with the towers. The site design and circulation are designed around the feature and centered on the building. 4. This proposal should generate business and additional customer base in the area, which will benefit Southcenter Mall and its surrounding businesses. This is in keeping with policies of the Comprehensive -Land Use Policy Plan. 5. Measures have been taken to minimize possible adverse impacts which the proposed use may have on the area in which it is located by positioning the space coaster away from the roads, providing adequate setback, as well as providing adequate clearance to the power lines.
