Project Description: The applicant has requested one wall sign 162.1 square feet in area w = ; be located on the property directly above the main entrance (Attachment A.). The wall F-; sign exceeds the basic allowed sign area of 106.6 square feet, by 55.5 square feet. The sign w O' would be mounted on a (16'x 33') +(39'x 35') +(29'x 33') = 2,885.2 square foot tenant 2 wall. Site and Surrounding Land Uses: The sign will be located at the Strander Retail z O 0. development. Surrounding uses are regional commercial in nature. The sign will face 2 =; northward, toward other commercial developments. cc.) o O co ; ,o _ "' BACKGROUND INFORMATION 1- �?: 1J--O 1. Existing Signage: The tenant site currently has no existing sign. v u 2. Surrounding Signage: Surrounding site signage is shown in Attachment E. The colors of 0 the surrounding signs are varied. 3. Previous Decisions: The overall Strander Retail development design was approved by the Board of Architectural Review (L93 -0016) in 1993. A similar request for a sign area increase was granted to The Good Guys audio /video store located adjacent to the Old Navy retail space (L95 -0066) last year. DECISION CRITERIA 8/15/96 Sign Area Increase Criteria and Calculations TMC 19.32.140(A) authorizes the Director to grant a maximum increase of 50% for each doubling of the required minimum setback distance for the wall on which a particular sign is to be placed. However, in no case may the proposed sign exceed 6% of the wall area or 500 square feet, whichever is less. The Director is also authorized to approve a smaller increase or deny the increase entirely. Page 2 The 2,885.2 square foot tenant wall on which the sign is to be located is 170 feet back from the front property line. This is 11.3 times greater than the required 15 foot building setback in that district. The proposed 162.1 square foot sign is 9 square feet less than the maximum which may be authorized by the Director in this case (173 square feet) based on the 6% limitation. CONCLUSIONS The Planning Division concludes the following: 2. The proposed 162.1 square foot sign exceeds the maximum basic 106.6 square foot sign area. However, it is within the maximum 173 square foot sign which could be authorized by the Director per TMC 19.32.140(A). The proposed sign is visually in scale with the building and is consistent with the overall project design. The proposed signage location exceeds the minimum required setback and is therefor eligible for ari area increase per Section 19.32.140 of the signage code.
