FINDINGS
VICINITY /SITE INFORMATION
1. Project Description: The applicant has requested one wall sign 369.94 square feet in area
be located on the property directly above the main entrance (Attachment A.). The wall
sign exceeds the basic allowed sign area of 150 square feet, by 220 square feet. The sign
would be mounted on a (65'x 25') +(50'x 45') +(117'x 25') = 6,800 square foot tenant wall.
The tenant space, building location and sign description are shown in attachments B
through D.
2. Site and Surrounding Land Uses: The sign will be located at 223 Andover Park East.
Surrounding uses are regional commercial in nature. The sign will face westward, toward
other commercial developments.
BACKGROUND INFORMATION
1. Existing Signage: The tenant site currently has an existing wall sign which will be
enlarged by the new sign and a free - standing sign which will be removed when a second
wall sign is installed on the South elevation.
2. Surrounding Signage: Surrounding site signage is varied.
3. Previous Decisions: No previous decisions exist for this property. However, a similar
request for a sign area increase was granted to The Good Guys audio /video store and Old
Navy Store located at the corner of Strander and Andover Park East.
DECISION CRITERIA
Sign Area Increase Criteria and Calculations
TMC 19.32.140(A) authorizes the Director to grant a maximum increase of 50% for each doubling
of the required minimum setback distance for the wall on which a particular sign is to be placed.
However, in no case may the proposed sign exceed 6% of the wall area or 500 square feet,
whichever is less. The Director is also authorized to approve a smaller increase or deny the
increase entirely.

The 6,800 square foot tenant wall on which the sign is to be located is 292 feet back from the front
property line. This is 19.5 times greater than the required 15 foot building setback in that district.
The proposed 369.94 square foot sign is 38 square feet less than the maximum which may be
authorized by the Director in this case (408 square feet) based on the 6% limitation.
CONCLUSIONS
The Planning Division concludes the following:
1. The proposed 369.94 square foot sign exceeds the maximum basic 150 square foot sign area.
However, it is within the maximum 408 square foot sign which could be authorized by the
Director per TMC 19.32.140(A).
2. The proposed sign is visually in scale with the building and is consistent with the overall project
design.
RECOMMENDATIONS
The Planning Division recommends approval of the proposed sign area increase from
150 square feet to 369.94 square feet.
