For ease of review, our responses are listed sequentially, beginning with your November 8th letter: a) Copies of the requested easements are enclosed. b) The fire access turnaround has been modified to meet the City's fire turnaround standard. c) A revised legal description reflecting the minor modification to the fire turnaround is enclosed. In regards to your November 13th letter, the following is provided: a) Tree permit application and exhibit drawing is enclosed showing the location of existing trees. The "maximum" building footprint is shown on this exhibit. However, the actual location of any trees to be removed will be considerably less due to the fact that actual building construction will never cover the maximum building envelop. We conservatively estimate a maximum of 3 -4 significant trees per lot will be removed. We propose to defer this replacement determination to the time of building permit application. The attached tree retention note on the face of the short plats is submitted for your review and approval. Tree replacement for the road will be in accordance with TMC 18.54(3). Specifically a total of 13 deciduous trees will be removed ranging in size from (ten) 6" trees to (three) 10" trees. The replacement ratio will be per the table set forth in 18.54(3)(B). In this case, (ten) 6" trees will be replaced in kind and (three) 10" inch trees will be replaced with 6 trees. Pacific Testing Laboratories. We accept the conclusions contained within the report and have determined that the size and complexity of the project does not warrant a PRD. We are prepared to waive the PRD requirement if the following items are submitted to the permit center by December 13, 1996: a. Tree Permit application showing the existing trees and other vegetation that will be removed and the number and location of the replacement trees per TMC 18.54; b.
