The Comp USA store is located in the Parkway Plaza shopping center along
Southcenter Parkway between Strander and 180th Street. The wall that the
sign would be located on faces Southcenter Parkway and is set back 600 feet
from the property line.

PLANNING COMMISSION DECISION CRITERIA
The Planning Commission is authorized to approve requests for sign area
increases of up to 50% for each doubling of the minimum required setback per
TMC 19.32.140. The maximum sign area that can be approved is limited to 6 % .
of the wall area on which the sign will be located or 500 s.f., whichever is Tess.
Thea'C2 zoning designation requires a front ' building setback of 20 feet. The
proposed sign is located on the front (west) wall of the building Comp USA will
occupy which is setbackt600'feet� from; the property:; line. This is many times the.
required 20 foot setback and so qualifies for the sign area increase.
The wall area fronting the space that Future Shop will occupy is 2059 square
feet so the maximum'sign area that would be allowed based on the 6%
limitation is 123 square feet.
CONCLUSIONS
The proposed sign easily meets the setback requirements for the increase in sign area
and complies with the 6% maximum limitation. There-are-several signs in the area of

Dear Nora,
We are requesting approval of a 122.85 square foot wall sign exceeding the square footage allowed from
Tabel I but less than 6% of the building face (123.54 square feet), the maximum sign area allowed by
section 19.32.150.
The proposed sign is to be located on the West elevation with an E. B. F. (exposed building face) of 2059
square feet which allows a maximum 81.77 square foot sign. This allowance is for a facade meeting the
minimum setback required for the zone. The applicant's facade is located more than 600 feet back from
Southcenter Parkway in a C.2 zone requiring only a 20 foot setback, therefore the miminum setback has
been doubled numerous times.
Our request for the additional square footage is based on Sec 19.32.140 (A) "Upon application to and
approval by the planning commffiion, the permitted sign area may increase no more than fifty percent for
each doubling of the minimum setback distance for the wall upon which a particular sign is to be placed,
but in no case shall sign area exceed that permitted in Sec 19.32.150 ".
The proposal meets the requirements for this approval by requesting a sign area not exceeding to 6% of the
facade, which is achieved by one doubling of the setback when the facade setback is actually 30 times the
minimum, therefore the sign is in keeping with the intent of the code.

Notice is hereby given that the City of Tukwila Planning Commission and Board of
Architectural Review will be holding a public hearing at 7:00 p.m. on February 23, 1995
located at City Hall Council Chambers, 6200 Southcenter Blvd. to discuss the following:

PROPOSAL: Construction of a 45,000 sq. ft. multi- purpose recreational facility on a
12.8 acre site along the Duwamish River. The project will include
indoor and outdoor recreation facilities, offices, softball and soccer
fields, events plaza, public river trail, a 330 -car parking lot, biofiltration
swales, sidewalks and landscaping. Approximately 480 linear feet. of
riverbank will be regraded, armored with rip -rap, and revegetated to
improve habitat. Also proposed is a freestanding site sign of 60 sq. ft.
