Dear Bob:
Per review with Public Works, Joanna Spencer indicated final processing would be
completed as soon as possible and we needed to verify the status of the lot adjustment
submitted in January.
Final B.A.R. appeal period was over on 2 April and Planning has issued their notice with
conditions, revised sheets have been submitted. We have an existing irrigation system
for this project which will be modified with final plans submitted for permit review. It was
my understanding this would not hold up the base permit but could be tied to
occupancy. I will review this with John Jimerson of Planning as his letter indicates
otherwise. •
Review with the fire department (while reviewing Cooke Sales) indicates the drawings
may not be in their system. I did answer some questions with the fire department in
February relating to the specifications. Can we verify the status of the drawings and their
review.
Demolition permit for the second building and utilities have been received.
Building department review, submittals were returned and structural review is complete
per 6 February letter from Fossatti Associates.
If there is something we need to complete or revise please call me.

A Boundary Line Adjustment (BLA) is the realignment of property lines between parcels.
The purpose of a BLA is to accommodate a minor transfer of land between adjacent, legally-
created lots in order to correct property line or setback encroachments, create better lot
design, or improve access. It is not the purpose of a BLA to create additional building lots.
A Lot Consolidation is the elimination of property lines and the consolidation of several
parcels or ots into one lot. This is usually done to create a lot with sufficient area and
dimensions to meet minimum requirements for width and area for a building site.
PROCEDURE
Applications are reviewed administratively in approximately 30 working days. If the land
to be platted is in a sensitive area or its buffer, then an administrative planned residential
development (PRD) application is required and can be reviewed concurrently with the
adjustment process. When reviewing the application, the Planning, Fire and Public Works
Departments determine whether the proposed lots conform and are developable under the
existing Zoning Code, have adequate access, and are served with adequate utilities, fire
protection, drainage and water supply. In addition, the proposed legal descriptions are
checked for accuracy.
Following City approval, the approved documents mustbe recorded with the King County
Recorder (296 -1536) in order for the changes to take effect. The filing fee is $26.00 plus $7.00
for the first page and $1.00 for each subsequent page.
The process for a Lot Consolidation is the same; however, a survey is not required if no
adjustment other than lot line elimination occurs.
The City of Tukwila makes no representation regarding proposed property line adjust-
ments or eliminations other than that the adjustment or elimination does not create any
- additional lot, tract or parcel and that the proposal does not create a non -legal building site
containing insufficient area and dimensions.
Please use the attached APPLICATION C'lECKLIST and sketch to ensure the needed items
are shown and a complete application is submitted.
