This is to follow up on the letter of July 22, 1996 informing you of the pending expiration
date of the above referenced project.
The purpose of this letter is to inform you that the above applications associated with The
Duwamish have now expired. If you wish to proceed with the project you will be
required to submit new applications, fees, and comply with current regulations.
If you wish to appeal this determination you must do so in writing no later than 5:00 P.P.I.
August 20, 1996. If you have any questions on this action or on appeal procedures you
can contact Nora Gierloff at 433 -7141.

Dear Mr. Pierce,
As you know, for the above referenced project to proceed you must submit the additional
information regarding the Shoreline Permit and SEPA review requested in September of
1995. In addition, you must submit applications for Design Review and a Shoreline
Variance. We notified you of these requirements on February 19, 1996, March 12, 1996,
and June 17, 1996.
The purpose of this letter is to inform you that if we do not receive the information and
applications requested by August.. ?5! 1996 the Shoreline and SEPA applications will
become void and any vested rightis you may have had with them will be lost. If you are
no longer pursuing the applicationsI would appreciate receiving a letter requesting their
withdrawal.

I have been assigned to review your project and I understand that we have not heard from
you since March 12, 1996 when John Jimerson contacted you to check on the status of
the project. If you are no longer pursuing the applications I would appreciate receiving a
letter requesting their withdrawal. This will enable me to close out the files.
If you are still intending to pursue the applications be advised that we will be changing
our permit procedures effective July 11 to comply with ESHB 1724.

pg. 7 item 7.2 Need to review K. County Guidelines for riverbank
stabilization and provide appropriate applications including
Applicant should refer to Tukwila Flood Ordinance and Flood Hazard
Reduction Policies of King County that apply to the City of Tukwila.
(cannot infill the river).
When the detailed study of the foundations of the existing building is
performed, PW cannot rely on assumption.
Will State Fish and Wildlife and Indian Tribes allow for construction of
rock revetment along waterfront with a 2H:1 V slope configuration -
serious doubt. Provide sections of existing river conditions from the toe
of the river to top of the riverbank and then impose final riverbank
improvements to include:
2 ft. interval contours on riverbank from the toe to the top of the
bank
Limits: Riverbank fronting the property. Use NGVD datum and
FEMA approved benchmark. Plan should be stamped by licensed
surveyor or civil engineer.

Incorrect spelling of the Associate Engineer Mr. Pierog (not
Pherog) who was the Associate Engineer with the City of
Tukwila Department of Public Works. (There never was the
Storm and Surface Water Division for Public Works for the
City of Tukwila). The flood map itself would not indicate
the % of property located in the floodway.

Public Works needs a traffic analysis including Trip
Generation /Distribuition (ADT and Peaks). And Pedestrian Trip
Generation /Distribution (Is this realistic ?).
Riverbank stabilization study. (What is public works looking for?
Is this a SEPA issue ?).

To meet 25.16.030(C), comply with ? ??
To meet 25.16.030(E)(1), show distance of building from OHWM...all
parking shall meet same distance. (CONFIRM WITH JACK). (CONFIRM
OHWM OR Line of Veg).
To meet 25.16.030(E)(2), revise site plan showing perimeter of all
parking being landscaped.
To meet 25.16.030(E)(3), revise landscape plan showing one tree
every thirty feet of planting area.
To meet 25.16.030(E)(4), revise landscape plan showing one shrub
for each 60 feet of planting area.

Seven (7) copies of the site /landscape plan, elevations, and shoreline profiles. The
scale shall not exceed 1 " =30' maximum, with the north arrow, graphic, scale and date
all identified on the plan. Each set of plans shall have the license stamps of the architect
and landscape architect.
The following information should be contained within the set:.
A. Vicinity map showing location of site and surrounding prominent landmarks.
B. Property survey showing property dimensions and names of adjacent rights -of-
way.
Existing top of bank (all uses and structures mustbe setback 30 feet from existing
top of bank), floodway limit (no fill may occur within the floodway), utility lines,
structures, rockeries, and other relevant man-made or natural features.
Location, dimensions and nature of any proposed easements or dedications,
including Dike Maintenance and Trail easements.
Limits of the 40 -foot river and the 60 -foot low impact environments.
All existing trees over 6" in diameter by species and an indication of which will
be saved.
G. Proposed landscaping: size, species, location and distance apart.
H. Existing and finished grades a 2' contours with the precise slope of any area in
excess of 15 %.

Notification of persons of certain types of pending applications is required in order to encourage
citizen participation in the land use process. Applicants are required to submit a mailing matrix
and one photocopied set of labels which show:
1. The name and address of all owners of property lying within 300 feet of the boundaries of
the property for which a permit is sought; and
2. The address of all residents of property within 300 feet of the boundaries of property.
Property owner names and addresses can be obtained from the King County Department of
Assessments located on the 7th floor of the King County Administration Building, Room 700,
500 Fourth Avenue, Seattle. To compile the information:
1. Obtain the assessor's map(s), which contains your property and all abutting property
within 300 feet. (See diagram.) You may use the maps on file in the Assessor's Office or they
can be purchased from the King County Department of Public Works Map Counter on the
9th floor of the Administration Building. It is suggested that assessor's maps be ordered
several hours in advance of the time you would like to pick them up.

2. Then, obtain a computer batch order form from the Department of Assessments; list on the
batch order form the property tax account numbers shown on the assessor's map(s) and
submit the batch order form to the Department of Assessments together with the required
fee for a printout of the information. Assistance with the tax account numbers may be
obtained through the Assessor's Office or the City of Tukwila Department of Community
Development (DCD). King County labels are not acceptable because they cannot be
duplicated.
Resident names and addresses are researched by the applicant. Kroll maps located in the DCD
have buildings and street names and addresses. The information on the mailing matrix may refer
to "Resident" or "Tenant ", with the proper mailing address, if the specific name is unknown.
