Four (4) of the trees appear to be within five feet of the wall, while a fifth tree appears to be approximately ten feet from the back of the wall. They may have sustained some root damage, unavoidable during wall construction, that could also ultimately threaten the survivability of the tree. The likelihood of a "blow-down" has been increased because these trees are now "outside" trees and no longer have the protection of "down-slope" trees. The smaller alder trees surrounding the five cottonwood species do pose a threat due to their diminutive size allowing prevailing winds to directly impact the cottonwood trees. I suggest that the five (5) trees in question •• , be removed excepting the stumps which should be left for soil stability purposes. Please note that the wall changes are additional pilings to be installed between existing pilings and the deletion of tie backs. One factor that makes this procedure work is the natural hillside slope to the west of impacted area. It is naturally sloped 3H:1V and not 1.75H: 1V. Consequently, we are not regrading or grading additional area. The slopes mentioned are natural and covered by the existing landscape plan. Please call me if you have any questions. The first application applies to removal of hillside trees that was performed in late 1994. This work was performed under a letter application dated October 31, 1994 and submitted to the City of Tukwila. The work, soil testing, required the creation of a hillside bench upon which the soil auger equipment operated. The tests were necessitated by the BAR soils information requirements. The second permit covered by this request covers the remaining tree removal functions necessary for project development. FIRST PERMIT APPLICATION The first permit, applied for here, relates to the work done in 1994, and to trees removed ,()t�>, from a hillside sensitive area. A calculation of the number of trees removed and to be replaced is provided on the Landplan drawings submitted with this permit application sheets LTR -1. Consequently this permit falls under section VII of the Ordinance. A current site plan has been submitted showing the information required in Ordinance section VII,7.3. A landscape plan for the entire site is also herewith submitted. The new landscape plans are submitted in addition to the reports already given to the City . with the BAR application by our environmental consultant (Talasaea) and the landscape design firm ( Landplan P.S.). The updated permit drawings detail the Sensitive Area Mitigation Plan. Vegetation removal and replacement will commence in April, but may not be completed until February or March of 1996. We will try to install landscaping called for under the plans taking advantage of time of year and weather conditions. To the extent possible, landscape installation will be delayed until fall or winter 1995 -1996. This work is being submitted under an accompanying land altering permit. Therefore, I assume that no additional fee is required. Strict compliance with the provisions of the Ordinance will jeopardize project feasibility and reasonable use of the property for this permit in that it involves the removal of a portion of the hillside that is heavily wooded (the canopy). The landscape plan submitted with this permit application proposes replacement and mitigation measures consistent with the purpose and intent of the Ordinance. The granting of a canopy removal exception .(section 7.9 of the Ordinance) will not pose a danger or be detrimental to the public. Therefore, as discussed in the context of the BAR approval process, we request the exception granted under section 7.9.D. Strictly speaking, under the exception, no replacement trees are needed in that the site retains greater than 20% canopy. However, this proposal contains landscape mitigation of a full number of calculated replacement trees consistent with discussions held with the planning department staff and the BAR submitted plans. Particular attention as been paid to modifications of the BAR drawings to be responsive to the comments made in the "Conditions of Approval" (see Landscape Drawings L1 -L5). Redesign elements of the building facades has strengthened landscape areas, particularly along the east, (most visible) side. Unfortunately, compliance with City of Tukwila parking requirements has necessitated the removal of most of the mature landscaping in the existing parking areas. The store frontage has been softened with the additional landscape area incorporating Alaska Weeping Cedar and Birch trees with rhododendrons underlying the tree canopy. Besides standard planting details, pruning of both deciduous and evergreen trees are provided. A wood headerboard detail and tree protection barricade detail have been provided as well Note two other site specific details have been provided; existing 'concrete . planter detail and replacement tree planting detail. a• Sheet L -3, Irrigation Plan, and Sheet L -4, Irrigation Details, have been included for verification of plant watering. Sheet L -5, Enlarged Plans (Landscape), has been drafted to clarify both the store frontage landscape and the wetland buffer planting. Both the buffer width and site - specific planting considerations have been addressed in this enlarged plan. Comments and concerns of Gary Schultz have been addressed in this plan. The next two drawings, LTR -1 and LTR -2, are plans generated to comply with the Sensitive Areas Ordinance (SAO, #1599). and the Interim Tree Ordinance ( #1715). Sheet LTR -1 deals with the tree removal of existing trees during the year of 1994. Sheet LTR-2 involves itself with the proposed tree removal required for the new retail center development. Sheet LTR -1, Landscape Tree Replacement Plan -1994, is a response to the geotechnical work on . the site. An approximate 15' wide bench adjacent the site's developed west area had been'cleared to enable soil boring equipment to provide needed testing. This linear strip recorded existing type, size, and location of removed trees. The city's planning staff had determined that the geotechnical work involved an area too small to apply the canopy method. Therefore, the caliper method for tree replacement was applied. Specifically, a graph has been supplied on the LTR -1 sheet showing type, size category, and quantity of existing trees and resultant tree count. Sheet LTR -2, Landscape Tree Replacement Plan - 1995, has been developed to comply with the proposed tree removal in the "Sensitive. Slope areas and has employed the tree canopy method as its methodology. The area of tree removal has been calculated at 25,752 s.f The resultant tree requirement is 82 trees (314 trees /tree canopy removed). The "Tree Canopy" method has been used because the site meets the minimum canopy cover of at least 20 %. (Actual calculations: 140,265 s.f. previous west slope area is 20.72% of the total site area; 676,948 s.f.) Both plans are to install two- to four -year old seedlings for forest enhancement planting in an upland area near the site's overall southwest corner. Operating and Maintenance Manual: Prepare and submit prior to start -up and operating instruction period for owner, operating and maintenance manuals as specified and as modified below: 1.03 1. The manuals shall include as a minimum the following information for all items used on the system: a. List of authorized distributors and service representatives for each item of irrigation equipment, including names, addressees and phone numbers. b. Guarantee /warranty certificates for all equipment used and contractor's written 1 -year warranty. See Guarantee Form, last page of this section. c. Instruction manuals for all equipment used. d. Parts lists for each item with exploded views showing part numbers. e. Complete troubleshooting guide to common irrigation problems. f. Winterizing and spring start -up procedures. g. Chart of approximate times for programming controller zones for watering in spring, summer and fall. h. A pocket containing blueline prints of the approved sepia record drawings. Prints shall be added at time of final review. i. 8-1/2" x 11" copies of all irrigation construction details for the irrigation installation. j. The controller box keys. . Temporary Irrigation Shop Drawing: Refer to 1.12 - Temporary irrigation. E. Substitutions: Substitutions, if any, shall be requested per Section 01340. No on -site substitutions will be permitted. PRODUCT HANDLING A. Protect work and materials under this section from damage during construction and storage. Protect polyvinyl chloride (PVC) pipe and fittings from direct sunlight. Beds on which pipe is stored must be full length of pipe. Do not use any pipe or fitting that has been damaged, dented or rusted. 1.04 QUALITY CONTROL A. General 1. Follow all product manufacturer's directions for installation procedures not particularly shown or specified. 2. All codes and regulations governing the work of this section takes precedence over the drawings and specifications. 3. See Section 01400 for specific information. Investigate the structural and finished conditions affecting work and plan work accordingly. Drawings are diagrammatic and indicative of the work to be installed. Install so as to avoid conflicts between irrigation systems, existing and proposed plantings, and architectural features. 2. The irrigation contractor shall assume full responsibility for any revision. 3. Any item of labor, material or equipment not specified or shown in detail, but incidental to or necessary for the complete installation and proper operation of the system, shall be furnished by the contractor without additional cost to the owner. 1.05 QUALITY ASSURANCE A. Contractor shall be licensed in the state in which this work is being performed. B. Contractor shall have at least two years prior experience in projects of equal or larger scope. C. Contractor shall employ on -site at all times a foreman who is thoroughly experienced and competent in all phases of the work of this section. 1.06 CODES, RULES AND SAFETY ORDERS A. All work and materials to be in full accordance with latest rules, regulations, and safety orders of Division of Industrial Safety; the Uniform Plumbing Code published by the Western Plumbing Officials' Association; and other applicable laws or regulations. Nothing in these drawings or specifications is to be construed to permit work not conforming to these codes. Should the construction documents or instructions be at variance with these rules and regulations, notify the landscape architect for instructions before proceeding with the work affected. B. When the specifications and /or drawings call for or describe materials, workmanship or construction of a better quality, higher standard or larger size, these specifications and /or drawings shall take precedence over the above rules, regulations, or codes. C. Furnish and maintain all warning signs, shoring, barricades, red lanterns, etc., as required by the safety orders of the Division of Industrial Safety, and local ordinances. Take care to protect open trenches and pits. 1.07 PERMITS AND FEES A. Obtain all permits and pay required fees to any governmental agency having jurisdiction over the work. Arrange inspections, if required, by local agencies and ordinances during the course of construction. HAGGENS - CHURCH CREEK SECTION 02750 - IRRIGATION SYSTEMS - 3 1.08 APPROVAL A. Whenever the terms "approve" or "approved" are used in the specifications, they mean approval of the landscape architect in writing. 1.09 SITE REVIEWS AND TESTS A. Submit verbal request for inspections to the landscape architect at least 48 hours prior to anticipated inspection. Do not request testing until satisfied that work will pass test. 1.10 PROVISIONAL REVIEW (PUNCH UST) A. Upon completion of all irrigation and other work (if any) required under this contract, the contractor shall request a provisional review. No partial approvals will be given. 1.11 FINAL REVIEW /ACCEPTANCE A. The contractor shall request a final review upon satisfactory completion of all punch list items and any other work required under this contract. Final review and acceptance of the work shall establish the beginning of the warranty period. B. Follow Section 01700 - Contract Closeout. 1.12 WARRANTY A. In addition to the manufacturer's guarantees or warranties, all work shall be warranted for one year from the date of final acceptance against defects in material, equipment, and workmanship by contractor. Warranty shall also cover repair of damage to any part of the premises (including planting) resulting from leaks, settlement or other defects in materials, equipment, and workmanship to the satisfaction of the owner. 1.13 TEMPORARY IRRIGATION A. Provide temporary above - ground irrigation system at beginning of project to water plant materials which are shown on the landscape plans as temporarily stored and relocated. Submit proposed system design for approval. Maintain temporary system and water regularly throughout the project, and until plants are planted in their final locations. HAGGENS - CHURCH CREEK . Provide and coordinate use of temporary irrigation water through use of hose bibbs; quick couplers; reactivating of portions of existing system; or other approved methods to water all existing plantings noted on the landscape drawings to remain. Deep thorough watering to occur a minimum of once weekly throughout the dry portions of the year to maintain existing plantings in top condition. Maintain temporary hookups up to point of activation of new system. 1.14 JOB CONDITIONS A. Water Source: Provide new point of connection equipment as detailed or described on drawings. B. Electrical: Power is to be provided and connected to irrigation controller by site general contractor. General contractor to also install conduit from building location to outside controller as noted on drawings. Irrigation contractor to provide and install control wires to controller. General contractor to provide conduit for control wires from controller to the end of PVC irrigation sleeve (see plans). C. Sleeving: All sleeving required for the execution of the work is to be provided under this section, including subgrade compaction. PART TWO - PRODUCTS 2.01 MATERIALS A. General 1. All materials to be incorporated in this system shall be new and without flaws or defects and of quality and performance as specified, and meeting the requirements of the system. AU pipe damaged or rejected because of defects shall be removed from the site at the time of rejection. 2. No substitutions of smaller pipe sizes will be permitted, but substitutions of larger sizes of same type at no extra cost, with approval, are acceptable. 2.02 PIPE AND FITTINGS A. Polyvinyl Chloride Pipe (PVC) and Fittings 1. PVC Pipe and Fittings: PVC compound Type 1, Grade 1, or Type 1, Grade 2, conforming to ASTM D -1784 specifications, approved and certified by National Sanitation Foundation, all fittings Schedule 40, unless otherwise noted. Each length of PVC pipe is to be marked with an identifying extrusion "run" number and manufacturer's name or trade name, pipe size and schedule or class. 2. PVC Solvent Weld Pipe: PVC 1120 and 1220 material, and shall have 200 psi minimum pressure rating unless otherwise indicated, with SDR 21 walls which conform to ASTM D -2241. PVC pipe with walls heavier than SDR 21 shall be installed when noted. 3. PVC Threaded Pipe: PVC 1120 or PVC 1220 material, Schedule 80, conforming to ASTM D -1785. 4. Plastic Pipe Fittings: Conform to ASTM D -2466, Type 1, Grades 1 or 2. Pipe may be belled on one end with the dimensions of the tapered bell conforming to ASTM 0 -2672. Molded fittings manufactured of the same material as the pipe, suitable for solvent weld, unless otherwise specified. Slip fitting socket taper shall be so sized that a dry, unsoftened pipe end can be inserted no more than halfway into the socket. Plastic saddle and flange fittings not permitted. 5. Solvent Weld Compound: Two -step application, with primer and solvent compounds on all fittings. 6. Galvanized Pipe: Standard wall Schedule 40, hot - dipped galvanized iron or steel pipe, threaded or coupled, which conform at ASTM A -120. 7. Flexible Piping: a. Flexible Nipples: Rainbird SP -100 or TORO 850 -05, fittings, same brand as piping, Rainbird SB series or TORO 850 series. 2.03 VALVE BOXES A. Automatic Control Valve: 11' x 17" black standard box with black locking cover as manufactured by Ametek, Carson, or approved equal. Provide extensions as required. Support all valve boxes in lawn using (2) 8" x 8" x 16" concrete blocks as detailed to avoid settlement. B. Point of Connection Equipment: Ametek or Carson locking jumbo box or approved equal. Provide sufficient boxes to enclose all equipment. 2.04 PROTECTIVE SLEEVE WITH LOCKING CAPS A. Two -inch diameter Class 200 PVC, length as required. Caps, Rainbird #63100. SECTION 02750 - IRRIGATION SYSTEMS - 6 2.05 MISCELLANEOUS KEYS A. Provide two (2) of each of the following keys: Manual drain cross - handle key, valve box cover lock key, protective sleeve caps lock key, controller cabinet keys. 2.06 DRAIN VALVES A. Manual Drain Valves: All non - rising stem, globe, or angel valve, 100 psi rating. Wilkens No. 205 or approved equal. Provide all main line and low points, with a minimum of one per zone; size - 1/2 inch. B. Automatic Drain Valves: Weathermatic No. 910 automatic drain valve to be installed as required to stop low head run -off, with a minimum of one per zone. CONTROLLER A. Brand and type as specified. No substitutions will be accepted on this item. MISCELLANEOUS ELECTRICAL EQUIPMENT A. Control Wire: Insulated single- strand copper, minimum AWG #14 -600 V UL- approved as Type UF. Copper conductor meets or exceeds ASTM B -3. Red (hot), white (neutral), yellow (extra) and black colors must be available. Sufficient quantities must be supplied to meet splice and extra -wire requirements listed under control wire installation. Control wire size must meet or exceed Rainbird and Toro irrigation control wire specifications including length of run /size ratio. B. Splice: Make water -tight electrical wire splices with either 3 -M, Scott's Lock Seal tack 3576 -78 or Pen -Tite PVC socket and sealing plug or Rainbird PT -100 series. C. Electrical Tape: Black plastic 3/4 -inch wide, minimum 0.007 -inch thick, all- weather type. D. Duct Tape: All- weather cloth tape. 2.09 DRAIN ROCK A. Unfractured Rock: 100 percent passing 1-1/2-inch square sieve and 0 percent passing 3/4 -inch square sieve. 2.10 MAINTENANCE EQUIPMENT AND SPARE HEADS A. Provide two manufacturer's service wrenches for each head type. Provide three of each head type as spares, and five of each nozzle used (i.e., 12' - 180 degrees, 12' - 360 degrees, etc.). Provide two (2) valve operating keys. HAGGENS - CHURCH CREEK SECTION 02750 - IRRIGATION SYSTEMS - 7 2.11 MISCELLANEOUS A. All other products, brand and type as specified on drawings. PART THREE - EXECUTION 3.01 PREPARING A. General 1. Verify water pressure at point of system connection. 2. Visit site to determine existing conditions, nature of materials to be encountered and other factors that may affect the work. 3. Install sleeving under all asphalt, concrete, or other hard surface pavement areas. Coordinate with contractor for placement prior to paving operations. 4. Confine work to areas designated. Do not disturb natural vegetation outside of project limit lines. Protect all trees and shrubs within project limits not designated to be removed. Repair or replace vegetation damaged as a result of contractor's operation to satisfaction of owner at contractor's expense. 5. Be cognizant of all utility lines and underground obstructions. Be familiar with all utility, irrigation, mechanical, and electrical plans, so that digging /drilling operations do not damage lines. Replace or repair at contractor's expense any buildings, equipment, underground utilities, walks, stairs, and /or forms damaged as a result of contractor's operations in a manner satisfactory to the owner before final payment is made. 6. Protect work, adjacent property and the public and be responsible for any damage or injury arising from execution of contract. B. Inspection 1. Scaled dimensions are approximate. Check and verify all dimensions prior to proceeding with work. Examine related work and project site before starting work of this section. Report to the landscape architect, in writing, conditions which will prevent the proper execution of this work. Do not begin the work of this section without reporting unsuitable conditions by the contractor. Any required removal, repair, or replacement of work caused by unsuitable conditions shall be done by contractor at no additional cost to owner. 2. Discrepancies: Upon initiation of work or at the earliest time discovered, report to the landscape architect any deviations between the irrigation drawings and the site. Failure to do so prior to the installing of equipment resulting in replacing, and or relocating, or additional equipment, shall be done at contractor's expense. HAGGENS - CHURCH CREEK SECTION 02750 - IRRIGATION SYSTEMS - 8 • 3. Available Pressure Verification: Prior to the start of any work, verify the assumed static pressure at point of connection. Notify landscape architect of pressure available for approval to proceed. 4. Plant Materials: Locate irrigation lines in planting areas to avoid proposed plant material locations and any existing trees. Minor field adjustments may be made by the landscape architect to shrubs to avoid equipment. If conflict occurs with tree pit, relocate irrigation line at no additional cost. 5. Carefully check all grades before starting work. 3.02 INSTALLATION A. General 1. Water service connections shall conform to the requirements set forth by supplying agency. 2. Layout irrigation system. Stake the irrigation system following the design shown on the drawings before the construction begins. Alterations and changes in the layout may be expected in order to conform to the ground condition and to obtain full and adequate coverage of water which is contractor's responsibility. It is understood that corrective measures may become necessary, but no changes or alterations in the system shall be made without the prior authorization of the landscape architect. Where connections to existing stub -outs are required, make necessary adjustments in layout to connect should stubs not be located exactly where shown. Adjust layout as necessary to install around existing work. Where piping is shown to be under paved areas, but running parallel and adjacent to planted area, intention is to install piping in planted areas. Do not install directly over another line in same trench. B. Trenching 1. Trenches shall be excavated for all pipe to provide a minimum depth of cover below finish grade of 18" for live lines (mains) and 12" for laterals and all others. Excavate no wider at any point than is necessary to lay the pipe or install equipment. Excavate with vertical sides and provide bracing and shoring as required. 2. Excavate to depth required in any material encountered with no extra compensation. Materials unsuitable for bedding of pipe to be removed to depth 4" below trench bottom, and replaced with suitable bedding material as directed by landscape architect. Suitable bedding material shall be: excavated trench material free from material which might damage the pipe, including rocks, roots, sticks, debris, or other sharp objects over 1" in diameter, or sand as required. Exercise care when excavating trenches near existing trees. Where roots are 2" and greater in diameter, except in the direct path of the pipe, hand - excavate and tunnel. When large roots are exposed, wrap with heavy burlap for protection and to prevent excessive drying. Trenches dug by machine shall have sides hand trimmed, making a clean cut of the roots. All roots 1/2" and greater in diameter that are cut and trimmed shall be treated with an approved tree wound dressing. Trenches having exposed tree roots shall be backfilled within 24 hours unless adequately protected by moist burlap or canvas. 4. The top 4" of topsoil, when such exists, shall be kept separate from subsoil and shall be replaced as the top layer when backfill is made. 5. Generally, piping under existing paving and /or walks is to be done by jacking, boring or hydraulic driving but where cutting or breaking is necessary, it shall be done and replaced by the contractor as part of the contract cost. Permission to cut paving or sidewalks will be obtained before commencing work. Repair cut paving with matching material, placed and textured to match existing, as approved by landscape architect. No hydraulic driving will be permitted under asphalt paving. •C. Piping 1. Pipe Placement: Plastic pipe shall be installed in a manner so as to provide for expansion and contraction as recommended by the manufacturer. D. Jointing 1. General a. All threaded joints (PVC or galvanized) shall be sealed with Teflon tape or ectroseal "Heavy Duty" #100 virgin Teflon thread sealing paste only (no substitutes). b. Care shall be taken to not overtighten fittings. c. Keep interior of pipes clean and free from dirt, debris, excess solvent, pipe cuttings or burrs, and ream to full diameter. When pipe laying is not in progress, close ends of pipe. 2. PVC Pipe a. Use two -step solvent weld process only, apply as per manufacturer's recommendations. b. No water shall be permitted in pipe until a period of at least 10 hours has elapsed for solvent weld- setting and curing. • c. The joints shall be allowed to cure at least 24 hours before pressure . is applied to the system. d. Only factory- threaded Schedule 80 PVC pipe may be connected to a threaded fitting without an adapter. Use only female PVC adapters with galvanized steel pipe nipples (3" min. length). Street ells permitted only for triple swing joints, and only "Marlex" Schedule 40 high - sensity polyethylene (no substitutes). E. Detail Installation 1. General: See details for general installation requirements. Provide sufficient clearance for materials requiring maintenance. Install all materials as per manufacturer's recommendations. 2. Sprinkler Heads a. Rotary and Impact Heads and Quick Couplers 1) Install on PVC triple swing joint or double Marlex as detailed, made with Schedule 80 PVC threaded fittings. Minimum riser size shall be the iron pipe size of the sprinkler heads or quick coupler. 2) Set all heads perpendicular to finish grade and 6" back from curbs and walks unless otherwise noted. b. Fixed Lawn and Shrub Spray Heads and Bubblers 1) Install on flexible nipple or as detailed. 2) Adjust head height as detailed and set 6" back from pavement and curbs and perpendicular to finish grade, unless otherwise noted. 3. Automatic Control ValvesNaive Boxes: Install in approximate locations shown on plan, outside of paved areas and grouped together where possible. Where valves occur adjacent to paved areas, install so that the valve box will be no closer than 12" to paving and perpendicular or parallel to it. Grouped valves shall be spaced evenly to provide a neat appearance. F. Sleeving 1. Install sleeves under all paved and surfaced areas, through walls, and as required to facilitate a smooth construction sequence. Coordinate with other trades as required. 2. Sleeves to be minimum twice the IPS diameter of insert pipe, and shall extend a minimum of 12" beyond edge of walls, walks, and paving. Plug ends of pipe to prevent soil from entering ends. Extend riser to 18" above ground level and paint orange to designate sleeve end. 3. Sleeve at depths specified for pipe under Excavating and Trenching. HAGGENS - CHURCH CREEK SECTION 02750 - IRRIGATION SYSTEMS - 11 G. Control Wiring Installation 1. Wiring between automatic controller and automatic control valves shall comply with National Electrical Code, latest edition, and shall have a common neutral, white; and separate control conductor for each valve. 2. Splices will be permitted only at junction boxes, valve boxes, or at control equipment. A minimum of 2 ft. of excess conductor shall be left at all splices, terminal, and control valves to facilitate inspection and future splicing. Encapsulate all splices with approved sealants. 3. Control wires are to be taped together at 5 ft. intervals with electrical tape, then this bundle is to be taped to the bottom of the main line at 10 ft. intervals with at least 1 full wrap of duct tape. 4. Run one unconnected continuous spare control wire (orange) through each intermediate valve box between controller and furthest automatic control valve. 5. At contractor's option, the control wire may be placed to the side of the main rather than below as indicated above, provided that the wire is not installed above the top of the main nor more than 8" from the side of the main. The bundle of control wires shall be taped together at 5' intervals as originally specified. H. Flushing 1. Mains: Two full -open flushings; one prior to placement of valves, the second after placement of valves and prior to testing. 2. Laterals: Only fully -open flushing prior to placement of sprinkler heads and /or drain valves. I. Backfill 1. At contractor's option, the pipe may be partially backfilled as it is laid, but all joints and appurtenances shall remain exposed for flushing, pressure testing, preliminary inspection, approval, and record drawing locations. Complete backfill after completion of preliminary inspection of system, cover all but valve boxes. 2. Backfill when PVC pipe is not in an expanded condition due to heat or pressure. Cooling of the pipe can be accomplished by operating the system a short time before backfill or by backfilling in the early part of the morning. 3. In refilling the trenches, the fill around the 6" above the pipe and fittings shall be suitable bedding material as defined below or sand as required and tamped. The remainder of the backfill shall contain no lumps or rocks larger than 3 ". The top 4" of backfill shall be replaced topsoil of proposed topsoil where such exists (free of rocks over 1", subsoil or trash) or selected fill dirt or sand if soil conditions are rocky. Trenches shall be roughly water settled. No sluicing will be permitted. Trenches shall be backfilled uniform flush with the surrounding grade, raked, and rolled with a 260 Ib. roller. HAGGENS - CHURCH CREEK SECTION 02750 - IRRIGATION SYSTEMS - 12 4. All roots, rocks, and surplus excavation shall be removed from the site unless otherwise directed. 5. Trenches or tunnels under roads or paved areas shall be backfilled and tamped with a mechanical tamper in successive 6" lifts. J. Clean -up: Keep the premises free from rubbish and debris at all times and arrange material so as not to interfere with other operations on the job site. Remove all unused material, rubbish, and debris from the site prior to final acceptance. 3.03 REVIEW AND TESTING A. General: To be valid, the pressure tests must be performed under the direction of the landscape architect. The contractor must give 48 hours notice to the landscape architect when review is required. The location, review and testing provisions for these specifications will be strictly adhered to. If, for any reason, any part of the irrigation system is backfilled before location and testing, it must be completely uncovered and exposed until approved for backfilling by the landscape architect. B. Preliminary Review /Pressure Testing 1. Prior to request for preliminary inspection or arrival of landscape architect, accomplish the following: a. All pipe and valves (including drain valves and quick couplers) and all other equipment, except sprinkler heads, in place. b. Cap all risers except first riser from valve on each lateral (one uncapped riser per lateral), typical. c. Purge all air from main lines. 2. Test of Mains and Valves: With all valves in place and closed, test at 150 psi minimum for 30 minutes without introduction of additional service or pumping pressure. Testing shall be done with one pressure gauge installed on the line where directed by landscape architect. Lines which show loss of pressure exceeding 5 psi at the end of specified test periods shall be rejected. The contractor shall correct installations rejected, and retesting will be performed as specified herein. 3. Test of Laterals: Purge all air from laterals and cap all risers. Open valves and ring system to line pressure. Lateral lines will be inspected visually. Lines which evidence visible leakage shall be rejected. 4. Rejected Systems: Rejected systems or portions of systems requiring repair and retesting in the manner specified. C. Provisional Review (Punch list) 1. Review requested by contractor at time of completion of all work required under contract (including work from other sections, if any). HAGGENS - CHURCH CREEK SECTION 02750 - IRRIGATION SYSTEMS -13 2. Prior to request for review, accomplish the following: a. Complete all work including balancing, adjusting the system (pressure- reducing valves, flow- adjustment keys, nozzles, etc.) to provide optimum coverage without fogging. b. Complete the operations and maintenance manual ready for review by landscape architects, and record zones on inside controller face. c. Complete sepia record drawing for review by landscape architect. d. Obtain all miscellaneous keys, spare parts and tools required under this contract for review by landscape architect. e. Clean out all sediment from valve boxes so that soil level is to bottom of valve, and all wiring (including spare wire) is visible. 3. Coverage Check: Remove all valve box covers and operate each zone of the system at direction of landscape architect. 4. Correct any items noted on the punch list prior to request for final review. D. Final Review/ Owner Orientation: At the time of and as part of the final review, conduct a training and orientation session for the owner covering the operation, adjustment and maintenance of the irrigation system. The record drawings and operations and maintenance manual shall be reviewed and all features explained. The contractor shall notify the owner in writing two weeks prior to the training and orientation session. The date and time of the session: shall be subject to approval of the owner. 3.04 TEMPORARY REPAIRS A. General: The owner reserves the right to make temporary repairs as necessary to keep the irrigation system equipment in operating condition. Examine the areas and conditions under which the work of this section will be performed. Report any conditions detrimental for this work to the general contractor immediately. Start of this work implies acceptance of existing conditions. B. Locate all underground utilities and services and promptly notify architect of any conflicts with the work of this section. Protect said structures and utilities and repair or replace same at no cost to owner if damaged by this work. 3.02 SPREADING TOPSOIL A. General 1. In areas where existing vegetation is to remain, use imported topsoil in pit plantings only. Do not spread over existing plantings. B. Finish grading and supplying of clean subgrade soils is performed under other sections. Grade all areas so that no obstruction to positive surface drainage occurs. 2. Crown all planting areas. Maintain slopes of approximately 2% unless indicated differently on drawings. 3.03 PLANTING A. General 1. Plant nursery stock immediately upon delivery to the site. If this is not feasible, heel -in all bare root and balled materials with damp soil and protect from sun and wind. 2. Regularly water nursery stock in containers, and place them in a cool area protected from sun and drying winds. 3. Locate all plants and plantings strictly in accordance with planting plan. All ground cover spacing shall be triangular measurement. 4. Notify landscape architect of any deviations or conflicts prior to start of work. 5. In the area along top west edge of retaining wall, ivy planting will occur using pit planting method. 6. All planters with existing vegetation to remain shall have new plantings installed by pit planting method. In areas where pit planting occurs, the surrounding plantings are to remain undisturbed except as required to place mulch. Planting Trees 1. Dig hole as sized on the drawings. 2. Lay in bedding of .backfill mix, set tree, and water in. 3. Release top one -third of burlap wrapping; backfill and water in. 4. Immediately after completion of all planting, mulch all areas to a depth of two inches. 2. Finish level of planting areas after placement of mulch shall be no less than two inches above curb level. Taper edges down to curb as detailed. F. Sod Installation 1. After lawn areas have been brought to even finished grade (prior to sod) apply 10 -15 -10 fertilizer at the rate of twenty (20) pounds per 1,000 square feet, together with dolomite limestone at the rate of fifty (50) pounds per 1,000 square feet. 2. Rototill the above into the subgrade to a minimum depth of six (6) inches. Where space permits, use a tractor - mounted three -point suspension rototiller. 3. After mixing is completed at cross directions, drag to even grade, then roll for firmness. 4. Sodding shall occur by placing sod from the sod side and kneeling on plywood or some other platform. 5. Sodding shall be layered over "prepared and moistened" soil, lightly raking the soil ahead of each sod strip and laying sod with all joints tightly butted and staggered. Loading and mixing shall be done with the agitation system operating at part speed, water shall be added to the tank, good recirculation shall be established. Materials shall be added in such a manner that they are uniformly blended into the mixture in the following sequences: a. When tank is one -third (1 /3) filled with water. b. Add water retainer agents - at 1/2 acre requirements. c. Add 3 - 0 pound bales of fiber. d. Add seed - at 1/2 acre requirements. e. Add NPK fertilizer - at 1 /2 acre requirements. Agitate mixture at full speed when tank is half filled with water. f. Add remainder of fiber requirements, 7 bales, before tanks is three - quarters filled. Slurry distribution should begin immediately. 3. Inspection of the application shall be performed at the time of application by a representative of the owner.' All materials shall be inspected prior to loading into the system. All materials shall be packaged or in containers showing net weight and contents therein. If materials are taken from bulk supply, an accurate weighing or measuring device shall be used to ensure that exact quantities of each material are present in each load. 3.04 STAKING A. Guy and stake trees immediately after planting. 1. Deciduous Trees: Secure with two poles and wire trees per details. 2. When landscape work is completed, including landscape maintenance, landscape architect will, upon notification and on a regularly scheduled job site visit, review the installation to determine acceptability. 1. Notify landscape architect at least 48 hours in advance of requested review date. Where landscape work does not comply with requirements, replace rejected work and continue specified maintenance until re- reviewed and accepted by architect or substantial completion, whichever is later. Remove rejected plants and materials promptly from project site. 3.07 MAINTENANCE A. Maintain landscape areas from time of installation until substantial completion. 1. Provide all necessary watering, weeding, trimming and maintenance necessary to maintain plants in healthy and thriving conditions. Replace dying or unhealthy plants. 2. Water plantings by thorough sprinkling. Provide as needed to keep the ground moist and the plants healthy. Prevent wilting. Prevent soil erosion, particularly on sloped areas. Repair any occurring erosion gullies. 3. Water trees as required for vigorous thriving condition. Prune, cultivate, fertilize, spray and perform other necessary operations. Spray only as required and as acceptable to landscape architect. Plantings will not be accepted until active growth is evident. Maintain tree supports, guys, tree wraps and the like intact. Adjust as required to maintain firm support throughout guarantee period. 4. For Sodded Areas a. Maintain by watering, mowing, fertilizing and other necessary operations to establish and maintain an even, thick and vigorous stand of grass. Re -sod any areas which fail to show vigorous growth. b. Place and maintain barriers to keep foot and vehicle traffic off areas until provisional acceptance, then remove from site. c. Mow sodded area when the lawn reaches an average height of 3 inches. Maintain lawns by regular mowing to a uniform height of 1 -1 /2 inches (catching and disposing of cuttings), until provisional acceptance at substantial completion.
