The ten -day appeal period on this action ends July 3, 1995. The project was approved subject to the following conditions: 1. An automatic irrigation system shall be installed, with plans for such being provided at the time of building permit. The system shall include at least one in- ground moisture sensor. 2. A lighting plan in compliance with BAR criteria 3(h) shall be submitted at the time of building permit. Exterior light levels should be limited to one (1) foot- candle at the property line with no direct illumination beyond the property line. 3. No rooftop mechanical equipment shall be visible from the property lines. Building cross sections with sight lines shall be submitted at the time of building permit to demonstrate this requirement is met. 4. Where existing topographic patterns contribute to beauty and utility of a development, they should be recognized and preserved and enhanced. • B. Grades of walks, parking spaces, terraces, and other paved areas should promote safety and provide an inviting and stable appearance. C. Landscape treatment should enhance architectural features, strengthen vistas and important axis, and provide shade. D. In locations where plants will be susceptible to injury by pedestrian or motor traffic, mitigating steps should be taken. E. The Tradeshow site has 3 frontages to streets (front yards). As such, per Section 18.50.070, yard regulations, item 5, on corner lots with more than 2 frontages, A. "At least.1 front yard shall be provided having full depth required..., B. No other front yard shall have less than 1/2 full depth." That would mean that 1 yard @ 15' and 2 @ 7.5' would be allowed. Obviously, landscaping would follow along as , the building does. "This is more significant on the building 10 subdivision with full front yard on So. 116th, and 1/2 front yard on East Marginal.
