This industrial warehouse building was built several years ago by my client across a parcel demarcation line, while the property lay within another jurisdiction. Both the existing and new proposed Parcels F & G are owned by my client. He does not expect to divest of either properties, but rather wants simply to get the warehouse building onto its own lot for purposes of refinancing, while maintaining separate ownership of the parcels. I have attached several sketches of the property which analyse land use and building code issues before and after the BLA. SK001 tabulates the existing square footages of warehouse and accessory office use, and the parking required for each use, before the BLA. SK002 tabulates the existing square footages of warehouse and attendant office use, and the parking required for each use, after the BLA. SK003 figures the parking for both parcels together, as well as the building code analysis for both properties together. With or without the BLA, the buildings follow the requirements for allowable area and separation, assuming that the two parcels continue under the same ownership. This BLA application does not change for better or worse the building or land use code analysis.
