Dear Mr. Harrison:
The Department of Community Development (DCD) has completed a
preliminary review of your short plat (subdivision) application.
Prior to approval, your proposal must comply with the Subdivision
Code, Zoning Code, and other Tukwila code requirements. There are
three basic steps in the short plat approval process:
1) Preliminary. approval: Your application materials (survey
and other short plat documents) are reviewed by the
Tukwila Short Subdivision Committee.
2) Final approval: After preliminary approval, the Chairman
of the Short Subdivision Committee certifies (by signing
your short plat) that all documents and necessary site
improvements are in order; and
3) Recording: You submit all documents to King County for
recording.
Below are the requirements for preliminary approval by the Short
Subdivision Committee. Following this list are the requirements for
final approval and recording.
REQUIREMENTS FOR PRELIMINARY APPROVAL

For more information on these requirements, please contact
Chief Mike Alderson in our Fire Department at 575 -4404.
To complete your application and obtain preliminary approval,
the items listed above must be completed, and the requested
revisions submitted to me. Your application will then be
forwarded to the Short Subdivision Committee for preliminary
approval. The Committee will review your application, and may
approve, approve with modifications or deny the application
(TMC 17.08.060(d)(2)).
The decision of the Short Subdivision committee is final,
unless an appeal is filed. Any appeal must be made in writing
to the Department of Community Development within 10 (ten)
days of the Committee decision date, and should include an
explanation of the basis of the appeal. The Planning
Commission will review the appeal within 40 days (TMC
17.08.060(d)(3)).
REQUIREMENTS FOR FINAL APPROVAL
After preliminary approval by the Short Subdivision Committee,
you must demonstrate that the site improvements required by
the Fire Department are complete. To do this, you will need
to do the following:
1. Install all required fire hydrant(s).
2. The fire truck access easement on the east side of
the site must be paved for a width of 20 feet.
3. Obtain all required permits prior to beginning any
construction.
4. Notify me when all site improvements have been
completed, so that the City can conduct a final
inspection.

For more information on permits, please contact John
Pierog in our Public Works Department at 433 -0179.
As an alternative to construction, you may provide
assurances for future completion of the fire hydrant
requirements through posting of a bond (or Assignment of
Account, or Letter of Credit) for 150% of the
construction cost. If you choose this option, please
contact me for information regarding . necessary forms.
When site improvements have been completed to required
standards, the Chairman of the Short Subdivision
Committee can give final approval to your short plat.
This usually occurs within approximately one week of
notice that conditions are completed.
REQUIREMENTS FOR RECORDING
The signature of the Chairman of the Committee certifies
that your short plat application is ready for recording.
You will then need to submit your approved short plat to
the King County Department of Records (296 - 1570) . A copy
of the recorded short plat (or original) must be returned
to the Dept. of Community Development prior to issuance
of any building permits for the new lots.

The above short plat was reviewed at the April 12th Public Works
development plan review meeting. You had originally requested
comments by April 22nd.
Since we could not provide written comments by the requested date,
the applicant's representative, Bob Hart, contacted me directly to
inquire as to the status of our review on May 1st. I communicated
our review comments verbally to Mr. Hart. Yesterday, he provided me
with a revision submittal which adequately addresses Public Works
concerns. I. gave you the original revision submittal documents
earlier today. Public Works has no further concerns.
If you have any further questions, please let me know.

Dear Jack,
I'm representing a buyer of property at Gateway North. The buyer and
Kemper Real Estate Management Co. wish to create two lots from one existing
lot. Per our recent discussion, please provide your interpretation of applicable
law and indicate the most efficient method to create the new lot.
Attached is some information regarding the history of Gateway North's
subdivision process:
1. Exhibit A shows the old and new parcels that were created in
February, 1990 by Boundary Line Adjustment.
2. Exhibit B shows the Short Plat which divided Parcel B into two
lots. - Also recorded in February, 1990.
3. Exhibit C shows the Short Plat which divided Parcel C into three
lots. - Also recorded in February, 1990.
4. Exhibit D shows the Lot Configuration after the above processes
were complete.
S. Exhibit E indicates the desired configuration of Parcel B which
would provide 3 lots on Parcel. B from two lots.
The buyer would like to start construction in June /July. Please advise as to our
best course of action.
