A boundary line adjustment relocates existing property lines, while not creating a new lot. In approving a boundary line adjustment (BLA), the City insures that no existing buildings will be made non - conforming to current zoning code standards as a result of the property line adjustment. Future expansion of existing structures may be impacted when a property line is relocated. This is something that the property owner must consider prior to finalizing a boundary line adjustment. The property is located within the CP, Planned Business Center Zoning District. This zoning district requires that buildings be setback from property lines a certain distance. The CP zone requires a 20' minimum front and rear yard setback, and a 10' minimum side yard setback. In the case of the proposed BLA, only the side and rear property lines are being relocated. Therefore, only the side and rear yards are effected. A distance of 20 feet must be maintained between structures and the rear property line and a distance of 10 feet must be maintained between structures and the side property line. In addition, the Uniform Building Code (UBC), adopted by the City, requires certain setbacks from property lines based on the type of use, or occupancy. Please provide a narrative analysis, stamped by a licensed architect, which indicates whether the existing buildings will meet the building setback requirements from all the proposed property lines. These requirements are specified by the type of building construction in Chapter 5 of the currently adopted Uniform Building Code (UBC). The narrative needs to specify the type of construction of each existing building and what is th%- required minimum building setback from property lines. If the proposed boundary line adjustment does not allow these building setback requirement to be met, then the City will be unable to approve the proposal.
