The wall that the sign would be located on faces Strander and is set back 100 feet from the property line. BACKGROUND The applicant is requesting Planning Commission approval of a sign area increase from the 145 square feet that would be allowed by the sign code to 179 square feet. The Planning Division has issued a permanent sign permit for the "Future Shop" portion of the sign. The increase in sign area that Future Shop is seeking would allow additional text, "Video Computer Audio Appliances,'.' to become permanently located underneath the existing sign. PLANNING COMMISSION DECISION CRITERIA The Planning Commission is authorized to approve requests for sign area increases of up to 50% for each doubling of the minimum required setback per TMC 19.32.140. The maximum sign area that can be approved is limited to 6% of the wall area on which the sign will be located or 500 s.f., whichever is Tess. The CM zoning designation requires a front building setback of 50 feet. The proposed sign is located on the front wall of the building Future Shop will occupy which is setback 100 feet from the property line. This is twice the required 50 foot setback and so qualifies for the sign area increase. The wall area fronting the space that Future Shop will occupy is 4747 square feet so the maximum sign area that would be allowed based on the 6% limitation is 284 square feet. CONCLUSIONS The proposed sign easily meets the setback requirements for the increase in sign area and complies with the 6% maximum limitation. I have been working with Nora Gierloff in the planning and installation of the Future Shop sign package for the new site at 240 Andover Park West. This site is a single building that will be occupied by Best Stores and Future Shop. As you may be aware this building was originally a technical/warehouse structure for many years. With the advent of the mall, the area has converted over to retail. We are requesting that Future Shop be allowed to place their'standard signage which consists of Future Shop, Audio, Appliances, Video, Computers. I have included a site plan with elevations for your review. In addition, I have included photos of the various adjacent retail businesses in the same zone. The building meets the criteria of double setbacks and as such we are asking for an additional 56 square feet. This request is in keeping with the code and the zone. 1.0 Future Shop is new to the area and considers the department letters as part of their standard sign package. The size and placement of the signs is designed to fit the store that is presented. (see elevations) 2.0 The propsed sign allows for clarification of the store's. purpose as does it's neighbor's Barnes & Noble "Bookstores ", Starbuck's "Coffee" and Olympic "Sports" and Smith's "Home Furnishings ". 3.0 Best Stores was granted the allowance. 4.0 Sign size and placement is in keeping with the other stores in the area. 5.0 Sign is less then 500 square feet and is less then 6% (4.2%). 6.0 The traffic flow is sufficiently heavy enough that the sign will clearly identify the store and it's location with out aggravating the traffic. I have included photos of the surrounding area for your review. There will be larger photos at the meeting on January 26. Thank you in advance for your consideration in this matter. Idaho 83705 Nora Gierloff City Tukwilla 6300 Southcenter Blvd. Tukwilla, WA 98188 Dear Nora, Please accept this letter as a formal request on behalf of Future Shop to file for permits for their Strander site. This request is in two parts "A and B ". The first part focuses on permitting the 4.5' set of Future Shop letters to be installed by the middle of January 1995. The second is a formal request to allow Future to have an additional 135 square feet in the form of the department letters for the project. We are submitting for city approval for the second half on the basis of the building setback which is double the requirement. It is my understanding that if the setback is doubled, then the tenant is allowed an additional 150 square. You may recall that we discussed this on our last visit, and that you verified this is part of the code. As a company, we are still required to file for permission. I have included photos of the surrounding area stores with their setbacks. I will submit a more substantial package for the city review, 3 weeks prior to the meeting date. Nora, it would be ideal if we could have both part A and B approved prior to installation and grand opening. If we have to split it up, we will need to submit for temporary signs (B) until the permanent ones can be installed.
