The following comments were noted: 1. 48th Avenue South and 48th Place South are local access streets and require a minimum of 50' of public right-of-way. 48th Place South has adequate right-of-way; however, the developer should be notified that an additional 5' dedication will be required along 48th Avenue South prior to building permit approval. Also, in residential areas, the Subdivision Code requires that a right -of-way dedication be executed to provide for a minimum radius of 25' at the intersection of 48th Avenue:. South and 48th Place South. 2. It appears that a No-Protest Water Agreement will need to be signed prior to permit approval to facilitate future upgrade of water mains in this area. 3. The legal description accurately describes the parcel shown on the certified survey plat. If you have any questions, please let me know.
