Draft elements for Cooperative Parking and Street Vacation Agreement
The agreement combines the vacations, cooperative parking, property
lines, trail, Metro sewer easement, Tukwila water and sewer ease-
ments, Trail parking, and access in one document. It takes all the
elements and concurrence of all parties for the agreement to be ap-
proved. The agreement elements that have been developed with the
Riverside Inn, ATACS, Fairway Center, and Metro will include:
vacating Maule Ave in exhange for an equal 20 feet of
right- of -way adjacent to Interurban Avenue for the entire
frontage of the Riverside Inn and ATACS including the va-
cated S 141 St
vacating 5 141 St from Interurban Ave to the building loca-
tion between ATACS and the Riverside as shown on the Coop-
erative Parking Agreement Drawing prepared by ST Engineers
with the property north of the line (on the drawing ( AB )
and described as ) reverting to ATACS and
south of the line reverting to Riverside in exchange for
utility easements in the vacated Maule right -of -way
Assigning parking in perpetuity at the Riverside, S 142 St,
and Fairway for cooperative use by the Riverside and as-
signs, Fairway and assigns, and the City in accord with the
surveyed and Civil Engineer Stamped Drawing prepared by ST
Engineers and dated with
Cooperatively assigns stalls xx -xx in perpetuity lo-
cated in the Riverside parking lot to be used by the
Fairway Center for their use during regular weekdays
between Gam and 6pm and that those stalls would be in-
cluded in Fairway Center parking requirements in accord
with this agreement
Cooperatively assigns stalls xx -xx in perpetuity lo-
cated in the Fairway Center parking lot to be used by
Riverside for their use during all evenings between 7pm
and Sam and that those stalls would be included in Riv-
erside parking requirements in accord with this agree-
ment
Cooperatively assigns 10 stalls (xx -xx) in perpetuity
to be designated Trail Parking Only with no time or
day limitation;
trail parking during weekend or holiday daylight
hours along the Trail will not be prohibited by the
Riverside or Fairway and any conflicts developing
from weekend or holiday trail use parking will be re-

solved in a cooperative manner between the City, Riv-
erside, and Fairway Center.
Easements for City water, sewer and other utilities are
granted to the City from the vacated Maule Avenue
The City will work with Puget Power to remove the Puget
Power lines from vacated Maule r/w
Metro will be granted a sewer easement within the existing
Riverside and ATACs property adjacent to Interurban Avenue
until the Mutual Parking and Vacation Agreement is com-
pleted and in perpetuity if the Agreement is not completed.
The Cooperative Parking Agreement will be recorded by the
County Assessor against each affected property.

Cooperative Parking and Street Vacation Agreement
This Agreement provides for cooperative parking between the Riverside
Inn, Fairway Center, and the City of Tukwila based upon the vacation
of Maule Avenue and dedication of 20 feet of right -of -way adjacent to
the existing Interurban Avenue South east right -of -way line between
South 140 Street and South 141 Place in front of ATACS and the
Riverside Inn and the vacation of South 141 Street from Interurban to
Maule Avenue and provides easements for underground utilities. There
are seven (7) Exhibits which are part of this agreement:
Exhibit A is the legal description for (Riverside
Inn) Parcels A, B, and C;
Exhibit B is the (Riverside Inn) drawing of Parcels
A, B, and C;
Exhibit C is the legal description for (ATACS)
Parcels D, E, and F legal descriptions;
Exhibit D is the (ATACS) drawing of Parcels
and F;
D, E,
Exhibit E is the Stamped Cooperative Parking
Agreement drawing dated that identifies
parking stalls, right -of -ways, and trail access.
Exhibit F is the Maule Avenue and South 141 Street
vacation ordinance.
The agreement elements that have been developed with the Riverside
Inn, ATACS, Fairway Center, City of Tukwila and Metro. The agreement
elements are:

AN ORDINANCE OF THE CITY OF TUKWILA, WASHINGTON VACATING
CERTAIN PROPERTY LOCATED WITHIN THE CITY DEDICATED FOR STREET
PURPOSES GENERALLY DESCRIBED AS MAULE AVENUE BETWEEN SOUTH
141 STREET TO SOUTH 141 PLACE AND SOUTH 141 STREET BETWEEN
INTERURBAN AVENUE SOUTH AND MAULE AVENUE, AMENDING THE
OFFICIAL STREET MAP OF THE CITY AND ESTABLISHING AN EFFECTIVE
DATE.
WHEREAS, the Tukwila City Council conducted a
public hearing on September , 1993 for the purpose of
considering the vacation of certain property located in the
City of Tukwila dedicated for street purposes, said
properties being generally described as Maule Avenue between
South 141 Street and South 141. Place and as South 141 Street
extending east from Interurban Avenue South to Maule Avenue
(easterly edge), and more particularly described on Exhibits
A, B, C, and D and shown on the Stamped Cooperative Parking
Agreement Drawing (Exhibit E) which are attached hereto and
incorporated herein by this reference as if set forth in
full, and
WHEREAS, after the conclusion of the public
hearing, the City Council found that said property should be
vacated subject to certain conditions set forth hereinafter
and,
WHEREAS, the City Council has determined that the
fulfillment of the conditions specified hereinafter shall
constitute consideration in lieu of monetary compensation
authorized by the Tukwila Municipal Code, Section 11.60.050
and,
WHEREAS, a cooperative parking agreement is a part
of the conditions and is described in Exhibit C attached
hereto and incorporated herein by this reference as if set
forth in full, now, therefore,
THE CITY COUNCIL OF THE CITY OF TUKWILA, WASHINGTON DO
ORDAIN AS FOLLOWS:

Section 1. Vacation - Conditions
A. That certain property located in the City of
Tukwila generally described as Maule Avenue between South 141
Street and South 141 Place and as South 141 Place between
Interurban Avenue South and Maule Avenue and more
particularly described in the attached Exhibits by two
Parcels which are Parcel B on Exhibit A and shown on Exhibit
B and as Parcel D on Exhibit C and shown on Exhibit D which
are attached hereto and incorporated herein by this reference
as if set forth, which has been dedicated to the City for
street purposes, is hereby vacated, subject to the
fulfillment of the following conditions:
1. Dedication of 20 feet of right -of -way adjacent
to the existing east right -of -way line of Interurban Avenue,
more particularly described in the attached Exhibits by two
Parcels which are Parcel A on Exhibit A and shown on Exhibit
B and as Parcel E on Exhibit C and shown on Exhibit D which
are attached hereto and incorporated herein by this reference
as if set forth in full. Said dedication shall be free from
all liens and encombrances and shall be by statutory warranty
deed to the City of Tukwila;
B. That certain property located in the City of
Tukwila generally described as South 141 Street between
Interurban Avenue South and Maule Avenue and more
particularly described in the attached Exhibits by two
Parcels which are Parcel C on Exhibit A and shown on Exhibit
B and as Parcel F on Exhibit C and shown on Exhibit D which
are attached hereto and incorporated herein by this reference
as if set forth in full, which has been dedicated to the City
for street purposes, is hereby vacated, subject to the
fulfillment of the following conditions:
1. The City reserves a permanent easement for
underground utilities in the vacated Maule Avenue (Parcel B
and Parcel D of Exhibits A, B, C & D), subject to termination
as provided in condition 2 below;
2. The permanent easement over Maule Avenue
retained by the City shall terminate at such time as the
existing underground utilities in Maule Avenue shall be
relocated to the Interurban right -of -way at the sole cost and
expense of the owner of the property adjacent to Maule
Avenue.
3. That South 141 Street right -of -way is
separated into Parcel C and Parcel F by a line that starts
from a point 10 feet south of the northwest corner of lot 26
and extends west to Interurban Avenue South as shown on

Exhibits B and D; Parcel C and Parcel F are described in
Exhibits A and C; Parcel C reverts to the Riverside Inn and

Section 2. Duties of City Clerk
The City Clerk is herby directed to record a
certified copy of this Ordinance with the King County
Recorder, upon determination by the City Public Works
Director that the conditions referenced above have been
fulfilled.
Section 3. Amendment of Official Street Map
Upon fulfillment of the above referenced
conditions, the City Public Works Director is hereby
instructed to amend the City's official street map to be
consistent with this Ordinance.
Section 4. Effective Date
This Ordinance shall take effect and be in full
force five (5)days after passage and publication as provided
by law, provided that the vacations specified above shall not
become effective until the identified conditions have bee
complied with.

This vacation is conditioned upon the satisfaction of conditions described in the
Agreement, including, but not limited to, a dedication of 20 feet of land for highway purposes
adjacent to the existing east right of way line of Interurban Avenue.
The City reserves an easement for underground utilities in vacated Maule Avenue,
parcels B and D of the attached Agreement. This easement shall terminate at such time as the
existing underground utilities are relocated away from that parcel.

WHEREAS, the City of Tukwila City Council conducted a public hearing on

WHEREAS, both the King County Green River Trail Plan and City of Tukwila Park
and Open Space Plan identify S 141 P1 for the trail location, and
WHEREAS, RCW 35.79.035(1)(C) limits vacations of streets abutting water to those
for the purpose of enabling the City to obtain or implement a plan that provides comparable or

141st Place was necessary for those parking and trail access improvements, and

property should be vacated subject to certain conditions as set forth in the Agreement, and
WHEREAS, the City Council has determined that the fulfillment of the conditions
specified in the Agreement shall constitute consideration in lieu of money as authorized by

NOW, THEREFORE, be it ordained by the City Council of the City of Tukwila,
Washington as follows;
Section 1. Vacation.
The following property located in the City of Tukwila is hereby vacated:
South 141st Place between Interurban Avenue South and the left bank of
the Duwamish River, as more particularly described in the Agreement
attached hereto; provided, however, that the conditions in the Agreement
are first satisfied.

The City reserves easement for traffic signal pole and appurtances in the southeast
intersection corner between the trail and curbing in the landscape area shown on the
cooperative parking drawing and with exact location to be determined with final
design of signal.
The City obtains public parking rights, as described in the attached Agreement.
The City reserves a drainage easement, as described in the attached Agreement.
Section 2. Duties of City Clerk
The City Clerk is hereby directed to record a certified •copy of this ordinance with
King County, upon determination by the City Public Works Director that the conditions
referenced above have been satisfied.
Section 3. Amendment of Official Street Map
Upon the recording of a certified copy of the ordinance, the City Public Works
Director shall amend the City's official street map to be consistent with this ordinance.
Section 4. Effective Date
This ordinance shall take effect five (5) days • after passage and publication as
provided by law; Provided that the vacation specified above shall not become effective until the
conditions have been satisfied.

This permit is granted pursuant to the Shoreline Management Act of 1971 an

Management Act(Chapter 90.58 RCW).
This permit may be rescinded pursuant to RCW 90.58.140(8) in the event the

CONSTRUCTION PURSUANT TO THIS PERMIT WILL NOT BEGIN OR IS NOT AUTHORIZED

BACKGROUND

Maule Avenue has been vacated in exchange for right -of -way adjacent
to Interurban from the 42 Ave S bridge to S 143 St. A few segments
remain including the area at ATACs and the Riverside.
The King County Green River Trail plan uses the relocated Maule and
S 141 PI right -of -way for the regional trail that will serve bikes,
walkers, runners, and access to the river. Maule being vacated is
the only way to provide this segment of trail.
A plan has been developed to provide for the trail, Metro sewer line
and Tukwila water reuse line, parking for the trail, and cooperative
parking shared by the Riverside Inn and Fairway Center. The plan
includes vacation of Maule, S 141 St, and S 141 P1 in exchange for
parking, trail easements, and utility easements. The plan elements
are the two vacations and property exchange agreement.
ACTION TAKEN
The Cooperative Parking and Vacation Agreement has been reviewed by
attorneys for Fairway Center, the City, as well as the other owners.
The Cooperative Parking Agreement has been rewritten in a simplied
format and is called the Agreement for Exchange and Use of Real
Property by the attorneys. All of the elements of the Cooperative
Parking agreement reviewed by Council are in the simplified version.
The Utilities have been asked to comment on the vacation. Puget
Power requests delaying approval of the vacation until easements
have been obtained for power poles and we are working with Puget and
the owners on that issue. There were no other comments.
RECOMMENDATION:
Obtain further comment at the April 25 public hearing and return for
approval with completion of Puget's needs and items identified at
the public hearing.'

Agreement for Exchange and Use of Real Property
This agreement is entered to exchange parcels of real property, to provide easements, to
establish responsibilities for construction and maintenance of a jointly used facility, and for other
related purposes.
Parties
1. The parties to this agreement are: B.B.N. Trust [Trust]; Richard L. Imus and
Louis A. Bergan, Jr. as tenants in common [Imus /Bergan], Fairway Center Associates, a
Washington partnership [Fairway], the City of Tukwila [City], and S.B.D. Inc., a Washington
corporation [SBD].
2. Trust represents that it is the owner of certain real property in the City of
Tukwila in the vicinity of the parcels exchanged by this agreement. Trust's property will be called
Trust Property hereinafter. Trust also represents that it is authorized to affect Trust Property as is
done by this agreement.
3. Imus /Bergan represents that it is the owner of certain property in the City of
Tukwila in the vicinity of the parcels exchanged by this agreement. The Imus /Bergan property
will be called Imus Property hereinafter. Imus /Bergan also represents that it is authorized to
affect Imus Property as is done by this agreement at that all or part of the Imus Property is leased
to ATACS Products Co.
4. Fairway represents that it is the owner of certain property in the City of
Tukwila in the vicinity of the parcels exchanged by this agreement. Fairway's property will be
called Fairway Property hereinafter. Fairway also represents that it is authorized to affect Fairway
Property as is done by this agreement.
5. SBD represents that is the tenant of Trust Property. By the signature of its
authorized representative, it approves this agreement.
6. City is a Washington State Municipal corporation. It represents that it has
obtained or will obtain a shoreline permit for the new construction identified in this agreement.
7. Each person signing this agreement represents to all parties that he /she has
authority to do so for his /her principal.
Term
1. All parcels transferred and easements created by this agreement are depicted
in attachments hereto. The attachments are adopted by this reference. All references to parcels
are with reference to the attachments.
2. Attachment 6 is a collection of the legal descriptions of parcels exchanged and
rights of way created by this agreement.

3. City will vacate parcels B, C, D, F, G, H, I, J, except those portions of parcels
C, F, G and I which are overlapped by parcels A or E. If approved by the City Council, the Mayor
will execute such ordinances as are required for this vacation.
4. The parties agree to the following distribution of the vacated parcels and, for
that purpose, will provide the recipient with such Quit Claim Deed as the recipient reasonably
requires:

a. Parcels B, C (except to the extent overlapped by parcel A), H (and G,
except to the extent overlapped by Parcel A) are to be transferred to
Trust.
b. Parcels D and F (except to the extend overlapped by parcel E) are to be
transferred to Imus /Bergan.
c. Parcels I (except to the extent overlapped by parcel A) and J are to be
transferred to Fairway.
d. Signal pole easement in Parcel G.
5. The parties hereby grant City with the following easements:
a. Easement for roadway use at parcels A and E.
b. Easement for underground utilities at parcels B and D.
c. Easement for storm drainage line under parcels G, H, I, and J.
d. Trail easement on parcels G, I, and J.
6. The parties agree to the following parking arrangement, and that the parking
arrangement shall constitute a covenant running with the land for all parcels depicted in the
attachments.
a. As depicted in attachment 1, stalls numbered 1 through 18 shall be
reserved for use by Fairway and its tenants and guests from 6:00 a.m.
to 6:00 p.m. Monday through Friday. These stalls shall be counted
towards satisfaction of City's parking requirements for Fairway
property. At all other times, and on generally accepted holidays, these
stalls shall be available for use by (1) Trust for parking of its tenants
and guests, and be useful towards satisfaction of City's parking
requirements for Trust property; and (2) members of the public while
using the trail referred to in this agreement. Parties shall cooperate in
resolving conflicts.

b. Stalls numbered 19 through 23 and 73 through 77 shall be reserved for
members of the public for use of the trail identified by this agreement.
c. Parties grant one another access to the parking facility as indicated in
the attachments
7. The parties agree to the following arrangements regarding construction and
a. City will modify the a signal at the intersection of South 141st Pl. and
Interurban Avenue South and construct or have constructed the
curbing and trail adjacent to Parcels A and E.
b. City will revise or have revised the location of the fire hydrant now
located in the vicinity of stalls 91 and 92 so as to facilitate the proper
use of all stalls.
c. Trust will construct or have constructed all other improvements
depicted on Attachment 1; Provided, however, that Fairway will
construct or have constructed landscaping called out by Attachment 1
for Fairway property and /or parcels transferred to Fairway by this
agreement. Fairway's responsibility for payment shall be limited to
$25,000. Reasonable expenses over that amount shall be reimbursed by
Trust. Should Fairway complete such landscaping work for less than
$25,000, the remainder will be paid to Trust to reimburse Trust's
construction expenses.
d. All construction under this agreement will be completed on or before
one year after the execution of this agreement. In the event of default
by any party, any other party may start and /or complete the
construction for the account of the party or parties in default provided
that it first gives the defaulting party reasonable notice of its intent to
do so.
e. Trust will maintain all parking stalls and landscaping. Maintenance
shall include, but not be limited to, daily picking up of trash, monthly
sweeping of the parking stalls, and restriping and paving the parking
service as necessary.
f. City will plant and maintain all trees required by the shoreline permit.
If there is a conflict between this subparagraph f.and any other
subparagraphs of paragraph 7, this subparagraph f. controls.

City will release to Fairway $3,750.00 representing the proceeds of an
econobloc bond.
8. Each party is given by this agreement the right to use and/or have used
certain property. The recipient party shall forever defend and indemnify the others from and
against all costs and claims arising out of or relating to the exercise of such right, except to the
extent that the cost or claim arises out of or relates to the negligence of the indemnified party.

WHEREAS, the Tukwila City Council conducted a public
hearing on September 23, 1985 for the purpose of considering the
vacation of certain property located in the City of Tukwila
dedicated for street purposes, said property being. generally
described as Maule Avenue from 143rd to 58th Avenue South, and
more particularly described on Exhibit A attached hereto and
incorporated herein.by this reference as if set forth in full, and
WHEREAS, after the conclusion of the public hearing, the
City Council found that said property should. be vacated subject to
certain conditions set forth hereinafter and,
WHEREAS, the City Council has determined that the
fulfillment of the conditions specified hereinafter shall
constitute consideration in lieu of monetary compensation
authorized by the Tukwila Municipal Code, Section 11.60.050, now,
therefore,
THE CITY COUNCIL OF THE CITY OF TUKWILA, WASHINGTON, DO
ORDAIN AS FOLLOWS:
Section 1. Vacation - Conditions
That certain property located in the City of Tukwila
generally described as Maule Avenue from 143rd to 58th Avenue

forth, which has been dedicated to the City for street purposes,
is hereby vacated, subject to the fulfillment of the following
conditions:

1. Dedication of 20 feet of right -of -way adjacent to /�
the existing east right -of -way line of InterUrban Avenue, .which
property is more particularly described on Exhibit B attached
hereto and incorporated herein by this reference as if set forth
in full. Said dedication shall be free from all liens and
encombrances and shall be by statutory warranty deed to the City
of Tukwila;
2. The City reserves a permanent easement for ›':;.
underground utilities in the vacated portion of Maule Avenue, c.f
subject to termination as provided in condition 3 below;
3. The permanent easement over Maule Avenue retained by ;.
the City shall terminate at such time as the existing underground "r"
utilities in Maule Avenue shall be relocated to the InterUrban
Avenue right -of -way at the sole cost and expense of the owner of
the property adjacent to Maule Avenue.
Section 2. Duties of City Clerk
The City Clerk is hereby directed to record a certified
copy of this Ordinance with the King County Recorder, upon
determination by the City Public Works Director that the
conditions referenced above have been fulfilled.
Section 3. Amendment of Official Street Map
Upon fulfillment of the above referenced conditions, the
City Public Works Director is hereby instructed to amend the
City's official street map to be consistent with this Ordinance.
Section 4. Efffective Date
This Ordinance shall take effect and be in•full force
five (5) days after passage and publication as provided by law,
provided that the vacation specified above shall not become
effective until the identified conditions have been complied with.

resolution, Department of Community Development and Public Works review and comment, and

This site is located east of a major arterial, Interurban Avenue
South, which follows the river through some hills. The arterial
is the main connection (after Interstates 405 and 5) between the Kent
Valley and the lower Duwamish Valley. West of Interurban Avenue
South are commercial buildings. A roadhouse, the Riverside Inn and
office buildings occupy the area 1,000' north and more office buildings
1,000' south along the river bank. A golf course. is across the river.
The improvements include a new trail access pathway and planned
parking lot reconfiguration which increases the amount of parking
for three kinds of facilities, the evening use at the historic River-
side Inn, and daytime uses at the office building and along the
City Park trail.

The Tukwila Department of Community Development DCD has completed its
review of the Shoreline Permit for the above project. Findings and
conclusions are discussed below. The conditions of approval of the
permit follow.
Public access
The project provides a public trail from Interurban to the existing
river trail behind the Fairway building. A pedestrian crossing from
the new river trail easement across the site's driveway will be
clearly designated with signs or pavement marking. The permit
drawings indicate that 10 public parking stalls will be provided in
this project.
Parking
Proposed parking stalls in the right -of -way and all stalls to be used
by the public must meet Tukwila Zoning Code standards. This will
require that these areas be paved and striped.
Lightincr /safety_
There are 2 existing 30' high light standards at the Fairway
building, which will serve the new parking area. This existing
lighting should be adequate for safe nighttime use, yet appears to
minimize glare and light spillover into the river environment.
Construction within 40' River Environment
Under Tukwila shoreline regulations, access roads are not allowed in
the 40' River Environment (TMC 18.44.130). A portion of the proposed
parking area intrudes into the 40' environment at the existing
cottonwood trees. The DCD Director has waived the code requirement
to allow this small portion of paving.

Tree removal and replacement
Based on permit drawings, the project will affect 4 large cottonwood
trees which are located along the river outside of the right -of -way.
Consequently, the project is required to comply with the Tukwila Tree
Ordinance. As removal of 3 cottonwoods is proposed, and construction
will occur up to the trunk of 1 cottonwood, the project must make
provision for replacing all 4 of the existing cottonwood trees.
Revised landscape plans submitted 9/29/94 show a total of 23
replacement trees (13 trees per Sheet L -1 and 10 trees per Sheet
L -2) planted within or near the 40' River Environment. The DCD
Director has determined that this total number complies with
shoreline regulations and the Tukwila Tree Ordinance in effect at the
time of permit application.
The proposed 12 western red cedar will be enhance the habitat value
of the riverbank. However, 11 vine maples will not provide adequate
habitat enhancement or replacement of the existing large cottonwoods.
At least 1/2 of the proposed 11 vine maples should be substituted
with "large, hardy shade or fruit trees" per shoreline regulations
(TMC 18.44.130). These large shade trees should have a minimum size
of 2 -1/2" caliper, as required in the Tree Ordinance.
Landscape screening
Tukwila shoreline regulations require screening between parking and
the shoreline (TMC 18.44.140). A total of 13 vine maples, red cedar,

Erosion /sediment control
Shoreline cross - sections submitted 9/29/94 (Sheet L -3) show existing
and proposed grades. Staff has revised the Project Description to
include re- contouring of the riverbank within the project scope.
Prior to beginning any grading work along the river, the applicant
should ensure that adequate erobion control measures are in place.

1. Public access & parking:
All public stalls shall be paved and striped according to the
Zoning Code and other City standards.
2. Tree removal and replacement
a. At least 6 of the proposed vine maples shall be
substituted with large stature shade trees (e.g.
maple, ash, oak, etc.), distributed along the
shoreline within the 40' or 60' Environments to the
project limits.
b. The 6 large stature shade trees shall have a minimum
size of 2 -1/2" caliper.
3. Erosion /sediment control
a. Adequate erosion control measures must be in place
prior to beginning any grading work along the river,
and remain throughout the term of construction of
the project.
b. All areas of bare ground resulting from construction
activity shall be covered with erosion - control
plantings at the completion of construction.

Project Description:
SHORELINE SUBSTANTIAL DEVELOPMENT PERMIT #L93 -0062
South 141st Place Parking Lot at Riverside Inn /Fairway Center
The City of Tukwila proposes to vacate two streets within the
shoreline zone, and to replace this right -of -way with private
parking, public parking and public trail improvements.
South 141st. Place, between Interurban Avenue and the west bank of
the Duwamish River, is unimproved public right -of -way which dead -
ends at the river. The area is currently used for open space and
parking for access to fishing along the riverbank and the river
trail. Approximately 310 linear feet of this 50' wide street will
be vacated. In its place, the City will construct a new parking
area which serves the adjacent Riverside Inn and the Fairview
Center office building. The proposal includes a 15' wide easement
on adjacent property for a pedestrian path, and 10 public parking
stalls for river trail users. The pedestrian path will connect
Interurban Avenue to the existing river trail behind Fairview
Center. .Four mature cottonwood trees will be removed to allow for
construction of parking lot improvements. New landscaping is
proposed to mitigate the loss of shoreline vegetation. This will
involve some re- contouring and re- vegetation of the riverbank.
Maule Avenue, between South 141st Place and South 141st street,
will also be vacated. For approximately 330 feet, the 20' wide
Maule Avenue will become a permanent part of the existing parking
area on the Riverside Inn property. Maule Avenue is currently used
informally for Riverside Inn parking. In exchange, the property
owner will dedicate to the City a 20' corridor along Interurban
Avenue. This corridor will provide a missing link in the regional
Green River trail.
