This deed is given in fulfillment of that certain real estate contract between the parties hereto, dated
April 30 ,19 76 , and conditioned for the conveyance of the above described property, and the covenants of warranty
herein contained shall not apply to any title, interest or encumbrance arising by, through or under the purchaser in said contract, and
shall not apply to any taxes, assessments or other charges levied, assessed or becoming due subsequent to the data of said contract.

That portion of the Northeast 1/4 of the Northwest 1/4 of Section 35,
Township 23 North, Range 4 East, W.M., King County, Washington,
described as follows:
Beginning at the Northeast corner of said Northeast 1/4 of the North-
west 1 /4;
thence North 87 ° 45' 57" West along the North line of said Northeast 1/4
of the Northwest 1/4, a distance of 481.05 feet to the West margin of
Southcenter Parkway and the point of beginning;
thence South 11 East along' said 'West margin a distance of
41.27 feet;
thence North 87 ° 45'57" West a distance of 229.11 feet;
thence South 42 ° 30'27" West a distance of 537 feet, more or less, to

EXHIBIT "B"
Easement granted to the State of Washington for the purpose of
constructing and maintaining a drainage system including culverts
and ditches, but not exclusive thereto, as disclosed in instrument
recorded under Auditor's File No. 6240703. The State of Wash-
ington agrees that should any damage accrue to adjacent lands of
the grantor by reason of the construction and maintenance of said
drainage line, then any compensation therefor shall be a matter of
future negotiation.
Easement granted to the. State of Washington for the purpose of
constructing and maintaining a drainage system including culverts
and ditches, but not exclusive thereto, as disclosed in instrument
recorded under Auditor's File No. 6240706.
Easement wherein the grantee is the City of Tukwila, for the pur-
pose of constructing and maintaining utility lines and mains with the
necessary appurtenances, affecting the West 15 feet of the East 21
feet of the property herein described, dated April 5, 1968 and re-
corded May 6, 1968 under Auditor's File No. 6343878.
Easement for railroad lead track as created by Instrument recorded
under Auditor's File No. 6643574.
Easement for sanitary sewer as created by Instrument recorded
under Auditor's File No. 6680144.
Easement wherein the grantee Is the City of Tukwila, for storm line,
together with temporary construction easement, dated June 17, 1975
and recorded June 17, 1975 under Auditor's File No. 7506170674.
Slope easement wherein the grantee is the State of Washington, for
the purpose of constructing and maintaining drainage easement slopes
in excavation and /or embankment, as disclosed In instrument recorded
under Auditor's File No. 6240704.
Slope easement wherein the grantee is the State of Washington,, for
