As of today, the Department has yet to receive the material requested in the application. Pursuant to TMC 18.104.070 the above application has been canceled. Everett, WA 98204 City of Tukwila RE: Notice of Incomplete Application (L06 -052) Dear Western Engineers: Department of Community Development Steve Lancaster, Director /- The City of Tukwila's Planning Department received your application fgg,sherrpla approval on August 4, 2006. On August 31, 2006 it was deemed to be incomplete because certain requirements of the application were not provided: 1. The properties contain type II and III slopes. A geotechnical report needs to be prepared for the project. 2. Provide a site map showing the location of all slopes on the property in excess of 15 percent. The site map should also show any setbacks required by the prepared geotechnical report. 3. The sensitive area plan needs to show all significant trees (4" or more in diameter measured 4.5 feet above grade), indicating those trees to be retained and those top be removed. The sensitive area plans also needs to show the proposed lot lines. 4. Civil Plans need to be prepared and submitted to the City. The plans shall include the following: a. Include a graphic scale and north arrow. Maximum sheet size is 24 inches by 36 inches. b. Vertical datum NAVD 1988 and horizontal datum NAD 83 -91. Conversion calculations to NGVD 1929, if in a flood plan zone or flood prone zone. c. Existing and proposed utility easements and improvements, on site and in street (water, sewer, power, natural gas, telephone, cable). Schematic designs to be provided regardless of purveyor (e.g. site line size, location, and size of public main. No capacity calculations, invert depth, valve locations or the like are needed. d. Storm drainage design at least 90% complete, which meets the King County Surface Water Design Manual. Include a Technical Information Report (TIR) including feasibility analysis if required by manual. Call out total existing and proposed impervious surface in square feet. Include all Steven M. The Department may extend up to 120 days if the applicant submits a written request for an extension prior to cancellation. The request must clearly demonstrate that the delay is due to circumstances beyond the applicant's control (such as the need for seasonal wetland data) or unusual circumstance not typically faced by other applicants, and that a good faith effort has been made to provide the requested materials (TMC 18.104.070).
