Dear Mr. Impert:
Thank you for allowing the City to inspect your house today with regards to converting a portion of
the house into an Accessory Dwelling Unit (ADU).
As you noted, both in person and in your plans you plan on converting part of your downstairs into
the ADU. A door will be installed at the entrance to the kitchen, which will separate the ADU from
the primary house.
The proposed ADU will meet the City's ADU requirements and is permitted. As was noted to you,
the existing laundry room cannot be used for a bedroom.
The following conditions must be maintained in order for the ADU to be in compliance with City
Code:
I. The accessory dwelling unit is no more than 33 percent of the square footage of the primary
residence and a maximum of 1,000 square feet, whichever is less
2. One of the residences is the primary residence of a person who owns at least 50 percent of
the property.
3. There must a minimum of four parking stalls available on the property.
There is no actual ADU permit required and based upon the information you supplied the City there
appears to be no building permits required (i.e. installing a door). If you do plan on replacing your
water heater, a mechanical permit from the City will be required.

Thanks for your reply. Thursday or Friday afternoon would likely be fine.

I typically work from 7:00- 15:30. My wife typically works 8:00- 16:30.
My sister -in -law should be in much of next week (school break), but she
is not yet sure exactly what day she will arrive.
I did not mark any room "bedroom" in the mother -in -law because the 33%
allocation prevented me from assigning a downstairs bedroom to the
mother -in -law without getting rid of one of the other rooms. It also
would of forced the mother -in -law to be broken up into two islands
connected by a portion of the main house. In practice, this makes the
mother -in -law similar to a studio apartment. The "bedroom" could be
part of the either the living room or the laundry room, as both have
enough space.
Of course, my preference would be to allocate one or more downstairs
bedrooms to the mother -in -law, but short of an exception to the current
rules, that would require building an addition to the house to create
more total space, allowing the 33% allocation to grow to encompass more
of the downstairs.

I would like to register this property (my wife and I purchased it April 1 of this year) as a
house with mother -in -law apartment. When I called earlier, I was told there was no
formal application to fill out, but that instead I should write you a letter requesting my
desire to be registered. I was told to send in floor plans of the house and mother -in -law,
and document that I satisfy the various requirements for mother -in -law apartments in
Tukwila.
Attached to this letter you will find floor plans for both the upstairs and downstairs
portions of the house as well as an outside view showing the house, lot, and driveway.
All drawings are to scale. The floor plans were created with Microsoft Visio. The walls
and doors of the mother -in -law were printed in blue, while the walls of the house were
printed in gray.
Specifically:
• The lot size of 9600 sq. ft. > required 7200 sq. ft. minimum lot size
• The driveway accommodates parking for 4 cars
o 2 cars side by side under the car port
o 2 cars on the driveway in front of the car port
• Mother -in -law size of 790 sq. ft. < 33% of 2400 = 792 sq. ft.
