The application materials were not complete at the time they were submitted, and were all dated from 2000. We worked with Mr. Smith in the ensuing months, but the application remained incomplete; it was never routed for staff comments. Staff contacted Mr. Smith several times with requests for information, and met with him in January, 2006 to clarify what materials were still needed. However, per the attached letter dated January 12, 2006, the following materials are still needed in order to complete your application: • Updated title report (2006) • Location of nearest fire hydrant and any proposed hydrants; • Geotechnical report (per steep slopes) • Technical analysis of storm drainage. We discussed the requirements for the geotechnical report and storm drainage reports with you in the January, 2006 meeting. The geotechnical report must be prepared by a Geotechnical Engineer. For your use, I have enclosed Bulletin B'1 Geotechnical Report Guidelines. The technical analysis of storm drainage must be completed by a licensed civil engineer, and prepared per King County Surface Water Design Manual (1998 Edition). Once complete, your application can be reviewed by the Short Subdivision Committee for comment on the substance of your proposal. Please note that per TMC 18.104.070. I have had no changes at the property but Tukwila has had some additional requirements to occur and as a result of that the plans that were going to be used, were not able to be used as is. Also as I stated to you in a voice mail if you had not gone behind my back and called the surveying company, I had a verbal comment from them to do my project with the new requirements. I think the breakdown came because you made an unnecessary call, I believe this data needs to be capture in your letter which it is not. I have spent over $15,000.00 on this project/subdivision and spent $500.00 on an application with the city, and now the city of Tukwila is asking me to spend more. I am on a very tie budget and I need time to find someone who will take this project and basically start it over. I have consumed endless hours on this project and to really be honest, I have got little help from your office other than the over the counter fee, and a bunch of letters, no real help with telling me what I need to do, to support me in getting this task done. What I would like to do is have a meeting with you and your representative to discuss next steps and have you provide to me resources that can help me get my project completed.
