Together with an easement for footings over the following

Beginning at point "B" as heretofore described; thence South
40 °17' West 110 feet to true point of beginning; thence South
40 °17' West 9 feet; thence North 49 °43'. West 100 feet; thence
North 40 0 17' East 9 feet; thence South 49 °43' East 100 feet
to the true point of beginning. - .
This easement granted with the stipulation that grantor reserves
the right to erect a building upon said easement utilizing the
footings placed thereon for foundation support. Said footings
shall be designed and constructed with excess capacity in
consideration of said future building construction. The added
load from any future building shall not cause the design capacity
of the footings to be exceeded.
And together with a non - exclusive easement for ingress and
egress only over the following described portion of said Tract
