The square footage indicated on the building permit form (p. 2 of 6) does not correspond with information from the plans that were submitted on January 22, 2008. Provide an accurate application. 2. The lot layout and building plan that have been provided present problems, and will require modification: • Per TMC 18.10.057, the maximum allowable lot coverage is 2, 445 square feet for a lot of 7, 150 square feet. Per the plans submitted on 1/22/08, the lot coverage including the house, attached garage and "garage /shed" total 2, 494 square feet. • Further review of the plans shows that the sliding door from the great room does constitute a true "front" entrance to the home. It is, in fact, labeled as "back" on the plans. Given the site layout, it is likely to be used only for auxiliary access. Designating the sliding door as the "front" door seems to provide a way to "beat" the requirements for the 20" front setback. • A 20 foot front setback is required. If the entrance labeled "front" on the plans is to be used as the front door instead of the sliding glass doors, the chimney protrudes into the required 20' setback. • The current site plan indicates the use of very large amounts of impervious surface to access both the attached garage and detached "garage /shed." In the event that the site plan remains as shown, grasscrete or other approved permeable surface shall be required to reduce runoff. • The plans show 10' between the attached garage and detached "garage /shed." Does this provide adequate access to both the attached garage and detached "garage /shed ?" 3. It was not the intent of the City of Tukwila Department of Community Development that the "garage /shed" would remain on site once construction begins on the house on Lot 3. Per City of Tukwila records, a $2, 500 bond has been provided to ensure that the metal "garage /shed" is removed. Construction shall not occur until the "garage /shed" is removed. 4. Given the requirement to remove the "garage /shed," the house can be re- oriented toward the west to provide a more standard orientation. With this change, less paved surface will be required on the lot. Better on -site circulation will be provided, setback problems will be avoided, and more planted area can be furnished. 5. Erosion control looks good with cleaned up site & silt fence in place. (2) Retaining wall along West property line is under 4' in height and looks great. (3) Gravel drive looks good and PW holds a bond in the amount of $14,282.00; which is 150% x cost of work to complete asphalt driveway and some storm drainage. Costs of removal may be assessed against the registered owner of the vehicle if the identity of the owner can be determined, unless the owner -- in the transfer of ownership of the vehicle -- has complied with RCW 46.12.101, or the costs may be assessed against the owner of the property on which the vehicle is stored, subject to TMC 8.24.070E. After the documents have been found to be in order, and the all of the requirements of the short plat have been met, the Chair of the Short Subdivision Committee signs your short plat which constitutes a grant of final approval. e. The final approved short plat must be filed with the King County Department of Records by July 16, 2008, one year from the date of this preliminary approval or the application will expire. The City may grant a single one year extension if requested in writing prior to the expiration date. 3. Recording The signature of the Chairman of the Short Subdivision Committee certifies that your short plat application is ready for recording. It is your responsibility to record the City approved short plat documents with the King County Department of Records. You will need to pay the recording fees and submit your approved original short plat to King County. See the Recording Procedures handout. Do not fold the documents as this damages the print and may require that you reprint the short plat and obtain all the approval signatures again. The short plat is not complete until the recording occurs and copies of the recorded documents are provided to the Department of Community Development. After recording, the County returns the recorded original to the City of Tukwila within 4 -6 weeks, at which time your short plat is considered complete.
