The Commission, sitting as Board of Architectural Review, approved each plan individually and with conditions as respectively described below. #310: Subject to treatment of the north yard with acceptable live groundcover. #343: Subject to modification to identify the River Zone treatment as set forth in the Shoreline Master Program and'approved by the Planning Division. #356: Subject to treatment of the southwest and north yards with acceptable live groundcover. #362: Subject to treatment of the west yard with acceptable live groundcover. The revision required on the plan for #343 must be accomplished prior to issuance of Occupancy Permit.. Motion by Mr. Hartong and seconded by Mr. Sowinski to approve the landscape plan subject to treatment of the north yard with acceptable live groundcover. Discussion on the motion with respect to what constitutes "acceptable live groundcover" led to the conclusion by the Commission as a whole that field grass is acceptable but that it must be properly maintained. Motion carried. Landscape Plan: Southcenter South #343 Mr. Crutchfield read the Staff recommendation. Motion by Mr. Richards, seconded by Mr. Bowen and carried to approve the landscape plan subject to modification to identify the River Zone treatment as set forth in the Shoreline Master Program and approved by the Planning Division. Landscape Plan: Southcenter South #356 Mr. Crutchfield read the Staff recommendation. Motion by Mrs. Avery, seconded by Mr. Hartong and carried to approve the landscape plan subject to treatment of the southwest and north yards with acceptable live groundcover. ndscape Plan: Southcenter South #362 Mr. Crutchfield read the Staff recommendation. Motion by Mr. Richards, seconded by Mr. Hartong and carried to approve the landscape plan subject to treatment of the west yard with acceptable live groundcover. Site Plan Revision: Southcenter South #377 Mr. Crutchfield read the Staff Report and a letter from Ed Hunt, McCann Development Corporation, explaining the requested revision. Mr. Richards noted that if the parking spaces indicated in the storage yard are used for parking, then theyare not useable for storage. Therefore, why have them in the storage yard. AGENDA ITEM V F • Landscape Plan: Southcenter South #362 (McCann) The landscape plan for Project #362 also includes Norway Maples along the street and ivy groundcover in planting areas. The irrigation plan is adequate but the landscape plan does not address the West yard as required by the Commission's approval on 11 May 1977. Staff recommends approval subject to treatment of west yard with acceptable live groundcover. Chairman Kirsop called the Special meeting to order at 8:10 P.M. with Commis- sioners Hartong, Sowinski and West present. Gary Crutchfield represented the Planning Division and noted Commissioner Avery will arrive about 8:30 and that Commissioners Bowen and Richards could not be present. Chairman Kirsop noted this meeting had been scheduled to accomodate several development proposals requiring Board of Architectural Review. BOARD OF ARCHITECTURAL REVIEW v'Site Plan: Southcenter South Project #362 Mr. Crutchfield displayed site and elevation drawings for Project #362 and read the Staff Report for this project. Mr. Al Croonquist, architect, offered 'field grass' in lieu of normal landscape on west yard. Commission discussed intended objective with no apparent conclusion. Mr. Ed Hunt, McCann, pointed out the tenant requires very little office space therefore no air - conditioning equipment is anticipated. Motion by Mr. West, seconded by Mr. Sowinski and carried to approve the plans for Project #362 with the following stipulations: 1. Relocation of two parking stalls from rear corner of lot to front parking area. 2. Treatment of west yard with live groundcover. 3. Architectural screening of roof - mounted equipment. 4.
