AGENDA ITEM V A. Site Plan: Project #1771, Segale Business Park Segale Business Park has proposed construction of another large, tilt -up multi- tenant warehouse referred to as Project #1771. This project, situated directly across the roadway from "Big Bertha ", has been dubbed "Little Bertha ". The proposed building is nearly 1300 feet in length (n mile), contains 234,450 square feet of floor area, and covers 53% of the site area. The remainder of the site is paved, save the typical landscape /sidewalk treatment along the street and at office entrances, and provides parking for 236 cars. The partial elevations submitted indicate a building height of 37 feet and general architectural treatment of the exterior walls including the potential mezzanine office areas. While 236 parking spaces are provided where 235 are required, the parking layout is odd in some areas and the utilitarian value of a few is questionable. Truck doors occupy much of the front of the building and a few are provided at either end. In any instance, not less than 80 feet of maneuvering space is provided for the truck door areas. Curb cuts are provided at an average of about every 180 feet and most are situated so as to provide maneuverability within the site. One curb cut, located at the southeast corner of the lot, is located only 20 feet from the point of tangent. Staff recommends the Commission approve the site plan for Project #1771 with the following stipulations: 1. Exterior architectural treatment complement neighboring structures. 2. Screening of roof -- mounted equipment. 3. The three parking stalls located in the northern parking area be eliminated. 4. The southeastern curb cut be located no closer than 60 feet from point of tangent and parking revised. 5. Landscape areas conform to the Master Landscape Plan filed with the Plan- ning Department. Same to he installed prior to issuance of Occupancy Permit. 6. Board of Architectural Review approval does not relieve the applicant from compliance with the Subdivision Code.
