The Commission, sitting as the Board of Architectural Review, landscape plan as presented. Motion by Mr. Sowinski, seconded by Mrs. Avery and carried to approve the land- scape plan as presented. Development Plans: Project #781 (Segale Business Park) Mr. Crutchfield read the staff report explaining the site and elevation drawings. Mr. Lance Mueller, architect, presented revised site plan responding to the staff concern regarding parking at the north end of the building. Explained the owner desires to postpone installation of landscape along the west line of the major parking area until such time as development of that adjacent land area is identi- fied. Motion by Mr. Richards, seconded by Mrs. Avery and carried to approve the revised site plan and elevations dated 10 May 1978 with the following stipulations: 1. Provision of landscape separation strip along the west line of major parking area and along the south line of the southerly parking strip. 2. Planning Commission approval of a detailed landscape plan prior to issuance of Occupancy Permit. 3. Planning Commission approval of these plans are subject to revision as may be required under Building Permit review with specific regard to the 24 -foot wide driveways. Development Plans: U.P.R.R. Office Building (Andover Park West) Mr. Crutchfield read the staff report explaining the proposed development. Mr. Lance Mueller, architect, presented revised site plan which responded to the staff recommendation regarding the curb cut. Motion by Mr. Bowen, seconded by Mr. Sowinski and carried to approve the revised site plan dated 10 May 1978 with the following stipulations: 1. Planning Commission approval of detailed landscape plan prior to issuance of Occupancy Permit. 2. Signing must be authorized in accordance with Title 19, TMC. Development Plans: D.C.H. Office Building (Upland Drive) Mr. Crutchfield read the staff report explaining the proposed development. 25 May 1978 AGENDA ITEM V E CITY OF TUKWILA PLANNING DIVISION PLANNING COMMISSION STAFF REPORT 8:00 P.M. Landscape Plan: Project #364 (Southcenter South Industrial Park The landscape plan for Project #364 represents the typical landscape theme established in the Southcenter South Industrial Park. Norway Maples are provided along the streets with Baltic Ivy as groundcover. The office front will be landscaped also. Automatic irrigation is provided. Staff recommends approval as presented. The Commission approved the plans with the following stipulations: 1. Approval of the plans does not include approval of the expansion areas indicated thereon. 2. Relocation of the northwest curb cut to be at least twenty (20) feet from the north property line. 3. Architectural screening of roof - mounted equipment. 4. Planning Commission review and approval of detailed landscape plan to include method of treatment of north yard. 5. Approval is subject to approval of Boundary Line Adjustment. Mr. Gerald Schneider, applicant, stated his agreement with the Staff Report. Mr. Simonds, 15460 - 65th Avenue South, asked if the revised building is the same height as the previous plan. Mr. Schneider stated yes. Motion by Mr. West, seconded by Mr. Sowinski and carried to approve the site and landscape plans, elevation drawings and building materials with the following stipulations: 1. Provision of deciduous street trees along 65th Avenue South planted at a maximum of thirty (30) feet on center. 2. Provision of automatic irrigation in major landscape areas. 3. Use of live groundcover in lieu of "gravel mulch ". 4. Turn angle of parking provided along Bluff Street to emphasize the circulation pattern. 5. Installation of appropriate safety curb along Bluff Street at the expense of this property owner. a': Development Plans: Southcenter South #364 (McCann) Mr. Crutchfield read the Staff Report and explained the drawings. Mr. Bill Swanson, McCann Development Corporation, stated he has no problem with the Staff recommendation. Motion by Mr. Sowinski, seconded by Mr. Hartong and carried to approve the devel- opment plans with the following stipulations: 1. CITY OF TUKWILA PLANNING DIVISION PLANNING COMMISSION STAFF REPORT 15 December 1977 8:00 P.M. AGENDA ITEM V B • Development Plans: Southcenter South. #364 (McCann) A single - tenant industrial building is proposed at the northeast corner of Olympic Avenue and South Glacier Street in Southcenter South Industrial Park. The Building contains 26,376 square feet of warehouse area requiring 27 park- ing spaces and 3,396 square feet of office area requiring 10 parking spaces for a total building floor area of 29,772 square feet and a total parking requirement of 37 spaces. Thirty -seven (37) spaces are provided in the plans. Four (4) dock -high truck doors are indicated on the south elevation and 100 feet of truck space is provided on -site. The peripheral landscape along, the streets typifies the landscape theme used throughout this industrial park. A 40 -foot wide curb cut is provided along the south line of the lot which will principally serve the truck doors and a 30 -foot wide curb cut is provided at the northwest corner of the site to gain access to the parking in that vicinity. This curb cut, however, is only 14 feet from the property line and should be moved southerly to provide at least 20 feet of distance from the north property line. The elevations indicate an exposed aggregate texture in an architectural band along the top of 'north, south and west concrete tilt -up walls. Roof- mounted equipment is not depicted but may be realized since the office portion is less in height and extends closer to the street than does the warehouse portion.' The site plan indicates expansion area for both the building and parking. In addition, the lot area to be used for this building extends over a portion of the neighboring lot. This can be resolved through an adjustment of the common boundary line through an administration procedure entitled Boundary Line Adjustment. Staff recommends approval of the plans with the following stipulations: 1. Approval of the plans does not include approval of the expansion areas indicated thereon. 2. Relocation of the northwest curb cut to beat least twenty (20) feet from the north property line. 3. Architectural screening of roof - mounted equipment. 4. .Planning Commission review and approval of detailed landscape plan to include method of treatment of north yard. 5.
