Report No. 3929 Reissued Argil 1, 1,995 Filing Category: EXITS (056) BESAAI ELECTRA (SDE) AND SWINGMASTER POWER OPERATORS FOR DOORS AND POWER GLIDE AND EZ FIT POWER- OPERATED EXIT DOOR ASSEMBLIES BESAM, INCORPORATED 81 TWIN RIVERS DRIVE HIGHTSTOWN, NEW JERSEY 011520.5212 I. Subject: Aesan Electra (SDE) and Swingmaster Power operators for Doors and Power Glide and EZ Fit Power - Operated txit Door :,aselnblies. II. Description: A. Swinging Door Operators: The Electra (SDE) and Swingmaster units are self-contained swing -door operators. Both units are located above the door in place of the transom member or mounted on the transom. Door assemblies are single or pairs and require a separate operator for each door leaf. The operators may be activated by contact mats, wall switches, motion or presence detectors and by remote- switching systems. Activating mats must comply with Section 10.103,6 of U.B.C. Standard 10-1. The opera- tors are energized by a 115 -volt, 60- hertz, 5- ampere power source. Opening force for the Electra (SDE) is generated through a hydrau- 11c -servo using fluid under pressure from a pump and thermally protected AC electric motor. Opening force for the Swingmaster Is generated me- chanically through a rack and gear assembly energized bya DC motor. The operators control door closing by a spring assembly. Doors can be opened manually in the normal operating direction with a force not ex- ceeding 15 pounds on the lock stile of a 42 -inch door. When released, closing speed Is the same as during automatic operation. In an emergen- cy, doors may be swung in the direction of egress. Tile Electra (SDE) oper- ator utilizes a breakaway door fitting. The Swingmaster operator contains a switch which prevents automatic operation of the door until it returns from the emergency swing -out mode. Swingmaster maximum door size is 44 inches wide and maximum door weight is 177 pounds. Electra (SDE) maximum door size Is 42 Inches and maximum door weight Is 145 pounds. B. Sliding Doors: The Power-Glide and EZ Fit units consist of automatic sliding doors (single or biparting) capable of swinging in the direction of egress in emergency. The sliding door leaves and sidelights are designed to allow the doors to be pushed outward from any position with a maxi- mum 25 pound force applied at mid height of a leading edge. The units are equipped with an adjustable mechanism that permits field adjustment of the operating force to a maximum of 40 pounds. Active leaves slide behind the sidelights when the mechanism is activated by contact floor mats, push plates, motion detectors or other remote switching systems. Acti- vating control mats must comply with Section 10,103.6 of U.B.C. Stan- dard 10 -1. The operator is energized by a 115 -volt, 60 -hertz, 4-ampere power source. The sliding doors are available in opening widths of 36 Inches, 42 in- ches and 44 Inches, and biparting doors are available in widths of 44 in- ches, 60 inches and 72 Inches, Doors and sidelights are ccnstructed at 6063 -T5 aluminum extrusions, utilizing 15 /16-inch- diameter wheels, The door carrier wheels engage a continuous plastic header track run- ning the full width of the door unit, C, Identification: Each door operator is identified by a label installed in a visible location containing the manufacturer's name and address, prod- uct name, IC130 ES report number and Underwriters Laboratories Inc. (NEROA -403) seal, 111, Evidence Submitted: Report of tests in accordance with U,B.C. Standard 10 -1, installation instructions, drawings and descriptive litera- ture. Findings IV. This letter is to inform you of what the Energy Management System controls, and the control strategy for PETsMART. TRACER -L The Tracer -L is the brains of the system and decides what each device will do and at what time. The Voyager Rooftop Units are run in a Time Of Day Schedule,(TOD) which determines weather they are to be on (occupied) or off (unoccupied). The units are setup in zones as determined by the area they are serving. VOYAGER ROOFTOP UNITS AND THEIR ZONES There are four zones for the Tukwila PETsMART they are: Employee Break Room and Restroom (Rooftop unit #1), Groomers area (Rooftop unit #6), Health Services area (Rooftop unit #7) and the main sales area (Rooftop units 2,3,4,5). The Rooftop units will decide weather they will be in the heat or cool mode as determined by their space setpoint and the zone temperature. All of the units in each zone will either be in the heat or cool mode. LIGHTING CONTROL The lights are also controlled by the Tracer -L in different TOD. To do this we use a IP -1 panel and 4 RCP panels which have 4 pole contactors, which are specifically designed for this PETsMART store. Half of the lights in the main sales area will turn on at 6:00am and remain on till 11:59pm, while the other half 1114aEvED turn on at 8:45am and remain on till 10:15pm. NE Seattle, WA 98155 Re Petsmart HVAC Screening Dear Howard: The screening of HVAC units on the Petsmart building by the parapet was found to be adequate in all but one case. According to my calculations, the unit in the northeast corner of the building is still visible to the pedestrian, both the perspective shown on your drawing (perspective one, north of entry), and from a pedestrian standing by the southeast corner of Linens'n'Things. This unit can either be screened by moving it farther back from the parapet, or providing a screening device on the roof. I will wait to hear how you want to handle this. I found the following discrepancies in your base figures in calculating sight lines. Please ensure that figures are accurate in your future submittals. Also, please remove from your drawings the comment on perspective 2 that 'HVAC units behind 50' setback required by BAR.' The units are not 50' behind the setback, and this was not required by BAR. It is simply required by code that they be screened from view. NE Seattle, WA 98155 Re Petsmart Tenant Improvements & HVAC Permit Dear Howard: I have reviewed the Petsmart tenant improvement drawings and have comments in two areas. Rooftop mechanical equipment As you know, design guidelines for the City of Tukwila stipulate that rooftop mechanical equipment be screened: "Mechanical equipment or other utility hardware on roof, ground or buildings should be screened from view" (TMC 18.60.050(4)(E). On the HVAC -1 drawing submitted by you on April 25, 1995, you indicated that rooftop mechanical equipment would be set back from the building parapet: "HVAC units behind 50' setback required by BAR" (Detail 2, Perspective). The HVAC unit closest to the front of the Petsmart building is about 17' from the parapet for the main part of the building, and about 29' from the parapet for the entryway. The rooftop mechanical equipment on the "right" side of the building, which could be viewed from the main entryway to the project, is about 20' from the parapet along the north side of the building. It is not clear from information given whether or not the equipment is viewable from the public street. I need to know the height of the roof, the height of the equipment, and the height of the parapet at the appropriate locations. Site furnishings On the other tenant improvement plans I've reviewed (Sports Authority), the exterior lighting on the structure, the bike rack, other furnishings, and striping for handicap parking stalls were shown on the tenant improvement drawings.
