The Building Official may extend the time for action by the applicant for a period not exceeding 180 days upon written request by the applicant as defined in Section 304(d) of the Uniform Mechanical Code (current edition). Howard Turner is coordinating this aspect of the project. He has elected to screen HVAC units by setting them far enough from the building parapet that they are not visible from main public areas by the pedestrian. I currently have diagrams illustrating these points for Petsmart and Sports Authority. I do not have them for the other tenant spaces. To date, I have reviewed the diagram for Petsmart. There were problems with the accuracy of the base information and calculations in this diagram (see 11 -9 -95 letter). It is important that I receive accurate, complete, and timely information from Howard in order to expedite these reviews. Rooftop mechanical equipment Design Guidelines for the City of Tukwila stipulate that rooftop mechanical equipment must be screened: "Mechanical equipment or other utility hardware on roof, ground or buildings should be screened from view" (TMC 18.60.050(4)(E)). On a drawing (HVAC -1) submitted to the Department of Community Development by the Park Place project architect, Howard Turner, on April 25, 1995, he indicated that all rooftop mechanical units would be effectively screened by being set back 50' from the front edge of the building. In this way, the combination of the height of the parapet, the setback from the front parapet, and viewing distance from the public right -of -way (Southcenter Parkway) would ensure that the mechanical equipment is screened. This is not apparent on your submittal. • The 50' setback can be varied, but the height of the parapet at the location of the equipment, the height of the equipment, and sightlines from the public right- of-way must be indicated to ensure that screening is adequate. If this is not possible, other steps must be taken to ensure satisfactory screening. Storefront window mullions The spacing of the mullions on the storefront windows must match the spacing shown on the drawings approved by the Board of Architectural Review on March 23, 1995 (as amended), and shown on the building permit drawings approved August 16, 1995. The width of the windows on these drawings was changed to match more closely the width of the individual doors.
