If any of the conditions require a modification of the systems indicated by these Plans and Specifications, the Contractor shall advise the Engineer of the required modifications and, if approved by the Engineer, include the cost of such modifications in his bid. Permits, Fees Licenses This Contractor shall pay all fees and related charges required for permits, licenses, etc., required for installation of the mechanical systems. Lauipment Substitution This Contractor shall reimburse the Electrical Contractor, without any charge to Tenant, any costs the Electrical Contractor incurs due to this Cont °actor's substitution of mechanical equipment having different electrical service requirements than the specified equipment. Shop Drawings This Contractor shall provide the Tenant with a minimum of five certified copies of all shop and equipment drawings for hin approval, two of which shall be retained by the Tenant, and the remaining being returned to the Contractor. All materials and equipment shall be new, of the latest design and free of defects. Provide vibration isolation devices for all moving machinery. Provide flexible connections to all moving machinery. Design all piping and ductwork to present a neat and orderly appearance. Run all lines parallel with building walls and construction. Keep piping and ductwork free from contact with structure or equipment to prevent noise transmission,.allowing clearance for expansion' and contraction. Provide access doors or panels for all valves, cleanouts, dampers, controls, devices, etc. Water Supply_Piping All above ground water supply pipe shall be Type L hard temper copper water tube complying with ASTM D86. A11 fittings shall be wrought copper complying with USASI 816.18 & B16.18A. Dielectric couplings shall be used between steel & copper connections. All below ground water supply pipe shall be Type K soft temper copper water tube. Soil, Waste and Vent Piping All above ground sanitary soil, waste & vent piping shall be eo -hub cant iron sanitary system complying with CISPI #301-69T or screwed galvanized pipe with cast iron drainage fittings. All below ground sanitary soil and waste piping shall be no -hub cast iron sanitary system complying with CISPI $301 -69T or service weight cast iron hub & spigot with neoprene gasket complying with CISPI #HSN-68T. Natural Gass Piping All natural gas piping shall be seamless Schedule 40 black steel with threaded malleable iron fittings for 1/2" - 2 ". Butt weld steel fittings for 2 -1/2" and larger. Pipe Hangers and Supports Support horizontal piping adequately from slabs or other structural members at inte ;"ale specified below. Use Grinnell #260 hangers, oe approved equal, havir adjustable wrought clevia, solid rods & sockets. Piping installed aloe. -galls shall be supported by Grinnell #199, or approved equal, steel angle'orackets. The spacing of pipe supports for steel pipe 3/4" to 2" shall be 1C' -0" and for copper pipe size up to 2" shall be 6' -0 ". Hangers in contact with copper shall be copper plated & shall be equal to Grinnell Figure CT -65. Hanger rods shall be 3/8" diameter for pipes up to 2" in size. P p Sleeves and Openings The Mechanical Contractor shall cut all openings in floors & walls required for penetration of piping.. General Contractor shall perform all patching as required by Architectural Specifications. All horizontal piping which penetrates walls shall be fitted with pipe sleeves made up of standard steel pipe 1' greater:ir diameter than outside diameter of pipe & pipe insulation. The void between pipe & sleeve shall-be sealed with rope & filled with Expando (non- shrinking).cement. Sleeves .shall be of such length that they end flush with wall finish an both sides of wail. Where uncovered exposed pipes pass' thru walls they shall be fitted with Crane 610, or equals wall plates. Valves The Contractor shall furnish & install valves where indicated on plan & necessary for proper system operation and component isolation. Provide valves rated for 125 psi or greater working pressure in water piping. Check Valve up to 3" Globe Valve up to 3" Gate Valve up to 3" Ball Valve up to 3" Temp. & Press. Relief Valve Shockstop Packflow Preventer Vacuum Pelief Valve Pressure Reducing Valve Trap Seal Primer. Crane No. 37, or equal Crane No. 1240, 1241, or equal Crane No. 428, 1334, or equal Apollo Series 70 -100, 70 -200, or equal Watts 10L mod. M4, rr equal, 3/4" M X 3/4" P Wade # 10 (hot), Wade # 5 (cold) Watts No. 9, or equal Watts No. 36A - 3/4 ", or equal Watts No. U5 Joeam No. 88250 Air Distribution System The air Distribution system shall be fabricated as recommended in the latest edition of the SMACNA low velocity duct manual and installed where shown on HVAC Plan. Contractor shall be responsible for furnishing all required dampers, transitions, and connections to air terminals necessary for a complete operating system. Diffusers, Gr illes and Registers Furnish and install Titus, or approved equal, diffusers, grilles and registers as shown and specified. System Balance The Contractor shall accurately balance air system and submit two copies of balance report to the Engineer for his approval. This must be submitted prior to final payment from Tenant. Insulation Insulation shall be required on all surfaces to retard undesirable heat transfer and prevent condensation. Insulation shall be applied to pipe lines and equipment only after they have been tested, inspected and all surfaces thoroughly cleaned of all moisture, foreign material, grease and rest. Insulation shell be continuous through walls, floors, partitions, sleeves, etc., except where otherwise indicated or specified. All adhesives, sealers and coatings shall be non - combustible. Provide insulation for hot and cold water piping, refrigerant piping and ductwork. Pipe insulation shall be 3/4" thick Armstrong Armaflex II, or equal. All underfloor soil & waste piping chall be insulated with 3/4" thick fiberglass insulation with glass cloth jacket. Metal ducts shall be lined with 1" thick Owens /Corning "Linacoustic" glass fiber duct liner, or. approved equal. Increase duct size indicated on plans 2" each dimension to accommodate the duct liner. Outdoor air ducts shall be externally insulated with Owens /Corning Fiberglass Duct Wrap, or equal, non - flexible, 2" thick, 3 lb. density with foil Kraft facing. Insulated flexible duct shall be General Environmental Corporation type G30A, or approved equal. Flexible duct runs shall be limited to a maximum length of 5' -0 ". E uipment Identification HVAC Contractor shall identify rooftop units with Tenant's name and space number being used. Identify by means of paint or stamped metal tag with 2" high letters. Equipment Order ?he Contractor shall order all equipment required within ten days upon receipt of Contract in order to ensure timely receipt of material. Substitutions after this date due to lack of placement of order will not be approved. PLUMBING FIXTURES aY.'M UM ea Cen7e M W Lc= =AA== Water Meter Hersey Products, Model 430, or equal,;magnet drive, positive displacement, notating disc type. Meter shall comply with all performance and material standards of the AWWA. All water piping shall run above floor of Plan on which shown unless otherwise indicated. All drain and waste piping shall run below floor of Plan on which shown unless otherwise indicated. Fire Protection The Landlord has installed a standard grid sprinkler system within the Tenant's space. All modifications to the system as required by store design shall be accomplished at the Owner's Mechanical Contractor's expense. HVAC EQUIPMENT Supply Air Unit S -1 Furnish and install one 5 Ton Carrier Model 48LDTOO6 gas heating /electric cooling rooftop unit approximately where shown on Plan. The unit shall be complete with 208/3/60, 3/4 HP blower, factory roof curb, anti -short cycle timer, low ambient controls, performance and capacity as shown on Equipment Schedule. Balance the system for 1750 CFM supply air with 25 CFM minimum outdoor air. Exhaust Fan 5 -1 Furnish and install where shown on HVAC Plan, one:centrifugai vertical discharge power roof exhauster. The unit shall be a Greenheck Faso Corporation Cube Model, or approved equal, completed with factory roof curb, disconnect switch, performance and capacity as shown in the Equipment Schedule. The fan motor shall be out of the air stream and shall beicooled with induced clean outdoor air. The installation shall be hinged at the mounting base with flexible electrical connections for access to the blower wheel and internal components. In -Duct Smoke Detector ¶the General Contractor's Mechanical Contractor shall furnish and install where shown on HVAC Plan, one Pyrotron`cs Series 3/X3 Model DI -B3, or approved equal, in -duct smoke detector and shall interlock the detector with the supply air unit in order to de- energize unit 8 -1, energize unit E -i and sound an audio /visual alarm horn. SPACE TEMPERATURE CONTROL General This Contractor shall furnish and install all thermostats, sensors, controllers, relays, contactors, dampers, actuators and all other materials necessary for a complete and properly operating temperature control system as specified below. All control wiring shall be by the HVAC Contractor. Thermostats Furnish and install where shown on HVAC Plan one Honeywell Model T7300, or approved equal, single stage heating, two Ptage cooling automatic changeover thermostat (T-1,) to control the operation of the supply air unit ag required by the spice temperature condition.' F setting of thermostat T -1, the air conditioning unit shall be activated to provide the necessary cooling to the space. The supply air blower shall operate continuously and the refrigeration unit shall cycle as required to maintain the space temperature. The outside air damper shall be in the occupied O.A. position. Cooling Cycle - Unoccui ,p.ed agate Cpndition The thermostat shall close the outside air damper. Upon a rise in space temi. =erature above the 80 deg. F setting of thermostat, the first stage only of the air conditioning unit shall he activated to provide the necessary cooling to the space. The supply air blower and the refrigeration unit shall cycle as required to maintain the space temperature. Heating Cycle - Occupied Space Condition Upon a drop in space temperature below the 68 deg. F setting of the thermostat, the gas burner shall cycle as required to maintain spare temperature. The supply air blower shall opatrate=continuouely and the outside air damper shall be in the occupied O.A. position. Heating Cycle - Unoccupied Baca Condition The thermostat shall close the outside air damper. When the space temperature drops below the 60 deg. F setting of the thermostat, the gas burner shall cycle and the supply air blower shall be energized to provide heating to the space.
