Handouts are available at the Building counter which provide more detailed information on application and plan submittal requirements. Application and plans must be complete in order to be accepted for plan review. VALUATION OF CONSTRUCTION Valuation for new construction and additions are calculated by the Department of Community Development prior to application submittal. Contact the Permit Coordinator at 431 -3670 prior to submitting application. In all cases, a valuation amount should be entered by the applicant. This figure will be reviewed and is subject to possible revision by the Building Division to comply with current fee schedules. BUILDING OWNER / AUTHORIZED AGENT If the applicant is other than the owner, registered architect/engineer, or contractor licensed by the State of Washington, a notarized letter from the property owner authorizing the agent to submit this permit application and obtain the permit will be required as part of this submittal. EXPIRATION OF PLAN REVIEW Applications for which no permit Is Issued within 180 days following the date of application shall expire by limitations. The building official may extend the time for action by the applicant for a period not exceeding 180 days upon written request by the applicant as defined in Section 304(d) of the Uniform Building Code (current edition). No application shall be extended more than once. As you will recall, we requested the following improvements be made to the building: *Install 64 feet (approx.) of fire retardant wallboard (10' high) *Install a 36 inch solid core door with lock *Any heating/cooling improvements made to the building include ducting into the Records Center area. After further discussion with the state archivist, it appears we will also need a separate switch for the florescent lights in the storage area. (Records should not be kept in a lighted room - -the darker the better). As we are beginning our financial planning for 1992, I would appreciate a status report by August 15th (including estimated costs). Thanks for your help. As the existing framing is hidden. many items have been assumed based on typical construction practices. In some areas we are asking that critical elements be verified. Questions about the attached analysis should be addressed to Ellisport Engineering, J111 K. Nelson P.B. at 932 -8740. FRAMING LAYOUT The building is prefabricated metal building with an interior wood mezzanine. The age of the building is unknown. Current building occupants gay the mezzanine or second floor has been used for atorege loads in the past. The latere1 system for the building is rigid frames. The second floor lateral ayatem appears to be shear walls. No attempt was made to quantify the either lateral system. The ,second floor is a wood floor with 3/4 ply covering 2x6 decking. The floor beams are Gx12 at 48" oc. The beams appear to be supported by the partition walls below. After conversations with Western Wood Product engineer Kevin Chung the wood we a.s aumed to be DF#2. Based an this grading, the second floor allowable live loading is as follows: storage areas -100 pal', attic) areas 45 pef. Current Code requirements estate that storage loads are 120 pat'. We suggest that the owners be allowed to use the second floor with these live loads requirements ported. The connection of wood beams to the maaonry(cmu) wall is a 4x.12 wood ledger with 5/8" anchor boi,te at 4' oc. This connection averstresses the code allowables (UBC 24 -J) of 750# per bolt (assuming solid grouted bond beam). We require that 5/8" diameter Hilti HIT Adhesive anchors be placed at 3' oc. through the ledger into solid grout filled bond beam (minimum embedment depth. of 5 "). If the beam is not solid grouted please contact us for an alternate design. No evidence of ties to prevent cross grain bending of the ledger were found. This code requirement is to prevent failure of the ledger in at earthquake. In the future when the building is being fully renovated, these ties should be added. (Simpson LTT19 at 4' oc with 3/4" diameter anchor bolt. Attach to bond beam with Hilti HIT Adhesive anchors in grouted cells.) The assumption on beam spans is based on 1.oadbear,i.ng interior partition walls. Prior to beginning construction we require that the framing of the wall be exposed at two locations, storage room well and office: wal l t in clowat area) .
