(SEE NOTES) DETAILED REQUIREMENTS OCCUPANCY: EXISTING SPACE IS PROPOSED TO BE USED AS RETAIL SPACE. AS WAS THE PREVIOUS TENANT USE. TOILET ROOMS EXIST AND MODIFICATION IS NOT PROPOSED. FACILITIES MAY REMAIN AS IS PROVIDED NO ADDITIONAL WORK IS DONE TO TOILET ROOMS. TYPE OF CONSTRUCTION: NO CHANGES TO THE TYPE OF CONSTRUCTION IS PROPOSED ON PLANS. HOWEVER, THE WALL BETWEEN THE RETAIL TENANT AND THE "INN" MUST BE MAINTAINED AS ONE HOUR F.R. CONSTRUCTION. (OCCUPANCY SEPARATION). PART V, CHAPTER 23, U.B.C. : NEW SUSPENDED CEILING MUST BE LATERALLY BRACED IN ACCORDANCE WITH THE PROVISIONS OF SEISMIC ZONE 3. OR THE U.B.C. STANDARDS. W.S.E.C. : NO CHANGE IS PROPOSED TO EXISTING ENVELOPE, N/R PLAN REVIEW NO. 91 -480 December 5, 1991 PAGE 2 V.I.A.Q. : SUBMITTAL DOES NOT PROPOSE CHANGE TO WHATEVER SYSTEM IS IN EXISTANCE. NOTES: PLAN PROPOSES THAT ACCESS TO THE RIVERSIDE INN FACILITY IS PROVIDED VIA A PAIR OF DOUBLE DOORS FROM THE RETAIL FLOOR. THE RIVERSIDE PORTION OF THIS BUILDING IS LEGALLY NON COMPLYING. HOWEVER, TO CO- MINGLE THE OCCUPANCY LOAD OF THE RETAIL SPACE WITH THE INN WOULD SERVE TO INCREASE THE OCCUPANT LOAD IN THAT SPACE AND THEREFORE POTENTIALLY•AGGREVATE THE SITUATION BY OVER LOADING THE RIVERSIDE INN EXITING FACILITIES. WILL REQUIRE CHANGE IN SPACE PLAN. RELITE TO EXISTING CORRIDOR IS NOTED AS FIXED ONE HOUR RATED GLAZING. LISTING IS REQUIRED. PLEASE RESPOND IN ITEMIZED LETTER FORM AND SUBMIT TWO COPIES OF ALL REVISED PLANS OR NEW INFORMATION DEVELOPED. 1. THE PROPOSED SPACE PLAN WOULD ALLOW ACCESS FROM THE RETAIL SALES SPACE TO THE EXIT SYSTEM OF THE RIVERSIDE INN. TO APPROVE THIS PROPOSAL, THE FOLLOWING INFORMATION WILL BE REQUIRED. FROM THIS CALCULATION DETERMINE THE REQUIRED WIDTH OF EXIT REQUIRED FOR THE EXISTING CORRIDOR AND SHOW THAT THE ADDITIONAL OCCUPANT LOAD FROM THE RIVERSIDE WESTERN WARE SPACE WILL NOT CAUSE THE EXISTING EXIT CORRIDOR TO BECOME OVER LOADED. V(b) PROVIDE DETAILED INFORMATION TO SHOW THAT THE EXISTING EXIT CORRIDOR IS MAINTAIN IN COMPLIANCE WITH THE CURRENT REQUIREMENTS OF U.B.C. SEC.. 3305 . . . . AFTER REVIEW OF A RESUBMITTAL THERE REMAINS SOME ISSUES THAT ARE NOT CLEAR. WILL NOTE ON PLANS THE FOLLOWING REQUIREMENTS: 1. A ONE HOUR OCCUPANCY SEPARATION IS REQUIRED BETWEEN THE RETAIL SALES AREA AND THE LOUNGE AREA. SINCE THE CORRIDOR THAT SEPARATES THESE TWO AREAS DOES NOT CREATE A COMPLETE SEPARATION, THE PERIMETER WALL OF THE RETAIL SPACE MUST BE EXTENDED FULL HEIGHT TO ROOF STRUCTRURE. 2. THE PAIR OF DOORS THAT OPEN ONTO THE EXISTING CORRIDOR, WILL SERVE AS PROTECTION OF AN OPENING IN AN OCCUPANCY SEPARATION WALL. THEREFORE, THESE DOORS MUST BE 1 -HOUR FIRE RATED, AND IF THESE DOORS ARE TO REMAIN OPEN DURING BUSINESS HOURS, THEY MUST BE EQUIPED WITH AUTOMATIC HOLD -OPEN DEVICES, ACTIVATED BY SMOKE DETECTORS. 3. FIXED GLAZING AT WALL OPENINGS TO CORRIDOR ARE NOTED AS 1 -HOUR FIRE RATED. WILL REQUIRE DOCUMENTATION OF THIS GLAZING, (LISTING). REVIEWED OVERALL PLAN OF RIVERSIDE INN FACILITIES, AND IT APPEARS THAT NO CHANGE WILL, DEVELOP IN THE EXISTING EXITING, SINCE THE RETAIL SPACE WILL BE PROVIDED WITH INDEPENDENT EXITING. EXITING FOR THE RETAIL SPACE MEETS THE REQUIREMENTS OF CHAPTER 33, AND THE DEVELOPMENT OF THIS SPACE WILL NOT ADD TO ANY EXISTING NON COMPLIANCE. ROUTE TO FIRE PREVENTION BUREAU THIS DATE. CITY OF TUKWILA BUILDING DIVISION MEMORANDUM *,*************************** * * * * * * * * * * * * * * * * * * * * * * * * * * * * * ** TO: RIVERSIDED WESTERN WARE FILE # 91 -480 FROM: RSB DATE: 1/20/92 SUBJECT: PHONE CONVERSATION WITH DAVE MAY, PROJECT MANAGER CALLED DAVE MAY TO DISCUSS THE RESUBMITTAL ITEMS AND THE OUTSTANDING ISSUES OF THE PROPOSED T.I. DAVE IS TO SUBMIT AN OVERALL .PLAN OF THE RIVERSIDE INN SPACE TO SHOW THE EXISTING EXITING TO ESTABLISH THE PROPRIETY OF ALLOWING ACCESS BETWEEN THE WESTERN WARE SHOP AND THE LOUNGE. I TOLD DAVE THAT A ONE HOUR OCCUPANCY SEPARATION WAS REQUIRED BETWEEN THE RETAIL STORE AND THE ASSEMBLY OCCUPANCY AND THIS MEANT THAT THE DRYWALL PROTECTION WOULD HAVE TO BE CONTINUED UP TO STRUCTURE, OR RATED CEILING. AN ADDITIONAL ISSUE WAS THE RATING ON THE GLASS LITES, THESE HAVE TO BE TESTED ASSEMBLIES JUST AS DO THE DOORS. RESUBMITTAL TO FOLLOW.
