VALUATION OF CONSTRUCTION Valuation for new construction and additions are calculated by the Department of Comrnunity Development prior to application submittal. Contact the Permit Coordinator at 431 -3670 prior to submitting application. In all cases, a valuation amount should be entered by the applicant. This figure will be reviewed and is subject to possible revision by the Building Division to comply with current fee schedules. BUILDING OWNER / AUTHORIZED AGENT If tiie applicant is other than the owner, registered architect/engineer, or contractor licensed by the State of Washington, a notarized letter from the property owner authorizing the agent to submit this permit application and obtain the permit will be required as part of this submittal. EXPIRATION OF PLAN REVIEW Applications for which no permit is issued within 180 days following the date of application shall expire by limitations. The building official may extend the time for action by the applicant for a period not exceeding 180 days upon written request by the applicant as defined in Section 304(d) of the Uniform Building Code (current edition). Specific information needed for each type of permit applied for is listed on the back of the Utility Permit Application Form. Please note the general requirement that plans need to be "...stamped by a licensed engineer... ". The following deficiencies were noted on your site plan: 1. The City's Comprehensive Land Use Policy Plan classifies South 146th Street as a local access street. The City Subdivision Code requires a 50' right -of -way for local streets. Therefore, instead of the dedication of a 10' easement along South 146th Street, dedication should allow for five feet of additional right -of -way and five feet of easement for utilities and /or sidewalks. All dedications proposed should be fully executed prior to occupancy. 2. The plan should show the driveway design; i.e., cross - section and slope(s) (maximum is 15 %). The design should also consider existing surface water runoff conditions. If the driveway will act as a dam, then a culvert and possibly a swale or ditch should be provided to direct and allow surface runoff to pass. Also, the driveway should be sloped initially away from the shoulder of the road so that runoff will be directed toward the drainage ditch and not the road surface, where winter icing conditions can cause safety problems. In any event, the driveway needs to be paved for a distance of at least 20' from the edge of existing pavement. 3. Topographical information is incomplete. Proposed contours are not shown. The extent of land altering (cut and fill) activity is not indicated so that the need for a permit cannot be determined. Finished floor elevation is not shown. An erosion control plan also needs to be submitted. 4. The sanitary side sewer is shown as extending to the north for possible service to another parcel /dwelling. If this is the case, an easement needs to be dedicated to the involved party for this purpose. Pipe material, slope and length of run need to be shown. A clean -out is required at the location where the building soil pipe meets the sewer line. A test "Tee" is required at the right -of -way line.
