The fire had done extensive damage to the wood roof framing in the south wing of the building. Structural damage appears to be limited to the south 30' or so of the building. This includes the area over the large office and conference room in the southeast corner, the office in the southwest corner, the smaller office along the west side, and the portion of the corridor between the offices. Glulam beams at the south perimeter were severely damaged. The north /south spanning joists, which span from the south wall to an east /west supporting glulam, were severely damaged. The east /west supporting glulam had a moderate charring, but since all the other adjacent framing must be replaced, it is probably not practical to attempt to salvage the glulam. Roof trusses at 1' and 5' north of the glulam are severely damaged and must be replaced. The double truss 9' north of the glulam is covered with soot, but does not appear to be structural damaged. There appears to be no structural damage north of the double truss. Essentially all of the roof framing south of the double truss, including sheathing, joists, beams, and the mansard roof at the perimeter need to be removed and replaced. Portions of the wood stud partitions, which extend above the ceiling, were not protected by sheetrock. The tops of the studs and top plates of the partitions have suffered varying degrees of damage. In some cases it may be possible to replace the top plate and seal the studs rather than completely demolishing and reconstructing the partitions. In other cases it is unlikely that the wall framing can be saved. Some of the glass in the windows was broken. The anodized aluminum window frames do not appear to have been structurally damaged. It is likely that the window frames are salvageable if they can be adequately cleaned. The north part of the office area, adjacent to the showroom, does not appear to have suffered any structural damage, although there is substantial smoke damage and damage to ceilings and wall finishes. see no reason to prohibit occupancy of the showroom portion of the building. From a structural standpoint there is no reason not to occupy the north portion of the office area. However, repair logistics are likely to make occupancy of any of the office area impractical until repairs are complete.
