The proposed location is a four unit complex, owned by Larry's Markets, consisting of a 15,000 Sq.Ft. Bartell Drugs, the 3,700 Sq.Ft. vacant unit we seek to lease, a 3,400 Sq.Ft. Dollar Plus, and a 5,600 Sq.Ft. Blockbuster Video. Larry's Markets retains a 5,000 Sq.Ft. storage /warehouse area in the rear of the building as well. A large 215 space off street parking lot provides more than ample parking for all four businesses and is accessible from Pacific Highway, South 144th Street, and 97th Ave South. Four spaces are pre - designated for van accessible handicapped parking. The minimum parking required for the current tenant's breaks out this way: 38 spaces for Bartell, 9 for Dollar Plus, 14 for Blockbuster and 5 for Larry's warehouse, totaling 70 spaces. The Laundromat will require a minimum of 10 parking spaces, bringing the total required to 80, or less than 38% of the available spaces. Our design plan shows 40 standard size washers and 20 double stack dryers installed in 5 islands. At this time we will only be equipping 3 islands with 24 washers and 12 dryers. The other 2 islands will have rough in plumbing and the dryer venting will stop just above ceiling height. We also show 6 large washers and 4 large double stack dryers. At this time we will be installing only 4 washers and 3 dryers but will install all of the plumbing and venting now so no construction will be required to add the additional large machines. All of the vent and make up air calculations were done for the fully completed design. The space currently has a completed rest room, 2X4 ceiling tile grid, fluorescent room lighting, a complete HVAC system and a fire sprinkler system. With the exception of the venting passing through the ceiling grid we intent to make no changes in any of these areas. The space has remained unoccupied since the building was transformed from the supermarket into the strip mall. The walls are unfinished sheet rock and the floor is bare concrete. Internal partition walls, floor covering and counter space will all have to be installed. Plumbing and electrical chases will need to be installed for the machines and the hot water supply will need to be increased by the addition of 2 100 gallon water heaters. Our design provides an adult seating area and two child play areas. The first, a small enclosed infant space will allow customers with toddlers to attend to their laundry and not have to worry about what mischief the toddler is finding. This area will be monitored with a video camera and the picture will appear on TV screens throughout the building. This space ,room 102 on the floor plan was incorrectly drawn as a storage room. Wall height will be 3 feet and the illustrated water heaters will be relocated to the service area behind the large washers. The second child play area will feature videotaped movies and other shows of interest to older children. Games and a few toys will be provided as well to allow the kids to have some fun while their parents do the wash. Our design focuses on providing a safe, clean and enjoyable facility that the customer will enjoy. In addition to the self service machines we will offer a "fluff & fold" drop off service, pick up service to airport area hotel and business customers, retail laundry supplies, and refreshments. Table top video arcade games will be installed in the waiting area as an entertainment revenue source. These games will be the "tavern style" video poker / trivia machines and are provided for our adult customers. To more productively use the sizable square footage available to us we intend to add tanning booths in the rear space (103) as a future revenue enhancing business, offering some of our customers a productive alternative to watching the spin cycle. We intend to market tanning to non Laundromat customers too, providing both a per tan price and full tanning "memberships ". This future use will be formally proposed to The City at a future time. We plan to operate daily from 8:00 A. M. to 9:00 P. M. and the facility will be attended for all hours of operation. What will set our facility apart from the others in our market area is customer service and customer entertainment. Many of the newer Seattle Laundromats have become quite successful at gaining market share by adding comfort and amenities. Some have espresso and juice bars, some InterNet computers, video games, and libraries, and all have comfortable seating and TV or music. None of the seven other shops in our market area have comfortable seating, in fact the only customer amenity at many is a pop machine. The advantage we have with a 3700 square foot store is the ability to provide space for the amenities. The couches, kids' areas and TV / video equipment will make the customer experience more pleasant and generate repeat business. The refreshments, video games, and tanning not only keep the customer entertained but directly generate revenue. Cleanliness and friendliness will be key in the way we will operate the business. We believe strongly that if customers enjoy coming to the facility and our prices remain competitive our market share will grow quickly. One way we plan to ensure high standards of customer service is by direct owner management. Debbie will be the main employee and will maintain the cleanliness of the facility and amenities. John will service the machines and accessories assuring minimum machine down time and low repair costs. The machine vendor offers free maintenance classes on all of the products we purchase. John and Debbie will both take full advantage of this training program. We feel our business will enhance our retail neighbors, and the neighborhood in general. Our customers will likely find the abutting business convenient become patrons. We serve the residents of the neighborhood and will be a positive business. Much effort on the part of The City, local merchants, and residents has gone into improving the quality of life in the Pacific Highway corridor. Our business adds to this effort by providing a much needed high quality family oriented business to this neighborhood.
