DECLARATION OF EASEMENTAND ITS MAINTENANCE
KNOW ALL MEN BY THESE PRESENTS: That Nedzad Hadzlhasanovic and Sejdefa Hadiihacanovic,
husband and wife, being the fee owner of the following described property:
PARCEL B, CITY OF TUKWILA LOT LINE ADJUSTMENT NUMBER L04-014 RECORDED UNDER
KING COUNTY RECORDING NUMBER zoo l/ 6 091 0 0008. DESCRIBED AS
THE WEST HALF OF LOT 17, BLOCK 6, ADAMS HOME TRACTS, ACCORDING TO THE PLAT
THEREFORE RECORDED IN VOLUME 11 OF PLATS, PAGE 31, RECORDS OF KING
COUNTY,WASHINGTON; EXCEPT THE NORTH 115.00 FEET THEREOF
Do hereby declare, convey and dedicated easements over, under, across and through said premises for
private ingress, egress, and utility easement.
LEGAL DECRIPTION OF PRIVATE. INGRESS, EGRESS, AND UTILITY EASEMENT:
That portion of parcel B, city of Tukwila Lot line adjustment number L04 -014 recorded under King County
recording Number 200 y040 79 0040 8 described as follows:
Beginning at the southeast corner of lot 18, Block 6, Adams Home Tracts, according to the plat thereof
recorded in Volume 11 of Plat, page 31, records of King County, Washington; Thence N 0107 51 E, along
the East line of said lot 18, 176.21 feet to the true point of beginning, a point of curvature; Thence on a
curve to the right where the radius of 20.00 feet, and arc of 31.72 feet to the south line of the north 115 feet
of the west half of said lot 17; Thence N 87 59 09 W 20.31 feet; Thence S 0107 50 W 20.31 feet to the
true point of beginning.
Note: Also illustrated on attached Exhibit "A ".
PURPOSE:
The above - described ingress, egress, and utility easement hereby is created and dedicated for the purpose of
providing ingress and egress from all portions of parcel A, City of Tukwila lot line adjustment number
L04 -014 recorded under King County recording number Q004e609900008, and for installation and said
easement premises of all utilities including, but not by way of limitation, water, sanitary sewer, gas,
electricity, and power lines.
BENEFITS:
The above - described easement is herby dedicated for the use and benefits for all portions of parcel A, City
of Tukwila lot line adjustment number L04 -014 recorded under King County recording number 20 lfraX4
to the owner or owners thereof, their heirs, successors, and assigns; and said easement shall be deemed
covenants running with the land.
MAINTENANCE:
All maintenance, repair, and/or rebuilding of private road and utilities as described shall be done by the
owner or owners thereof their heirs, successors, and assigns of parcel A, city of Tukwila lot line
adjustment number L04 -014 recorded under King County recording number2o0t/o 099 ;
unless and until such roads are improved to city of Tukwila standards and are dedicated to and accepted by
the city of Tukwila.
