WITNESSETH:
OWNERS
EASEMENT
THIS INSTRUMENT, made this 27 > 'day of 14`Lta1, 1996, by and
between DOAK HOMES INC., hereafter called "Grantor ", and VIRK PROPERTY
CORPORATION, INC., hereinafter called "Grantee ".
That said Grantor(s),for and in consideration of the sum of $ 10.00 paid by the
Grantee, and other valuable consideration, do by these presents, grant, bargain,
sell, convey, and warrant unto the said Grar3tee, Its successors and assigns, an
easement for utilities with necessary appurre`rspnces over, through, across, and
upon the following described property in the City of Tukwila, Washington, more
particularly described as follows;
N- THE EAST 15 FEET OF THE WEST 25 FEET AND THE SOUTH 10 FEET OF LOT\
en 19, BLOCK 7, ADAMS HOME TRACTS, ACCORDING TO PLAT THEREOF,

0 Said heretofore mentioned grantee, its successors or assigns, shall have the right
�p without prior notice or proceeding at law, at such times, as may be necessary to
Q' enter upon said above described property for the purpose of constructing,.
maintaining, repairing, altering or reconstructing said utilities making any.
connections herewith, without incurring any legal obligations or liability therefore,
provided, that such construction, maintenance, repairs, alterations or
.reconstruction of said utilities shall be accomplished in such a mannerthat the
private improvements existing in the easement shall not be disturbed or damaged,
they will be replaced'in as good a condition as they were immediately before the
property was entered upon by the Grantee.
The Grantor shall fully use and enjoy the aforedescribed premises, including the
right to retain the right to use the surface of said easement if such use does not
t interfere with installation and maintenance of the utilities. However, the grantor
shall not erect buildings or structures over, under or across the sanitary sewer
easement during the existence of such easement.
This easement, shall be a covenant running, with the land and shall be binding of
the Grantor, his. successors, heirs and assigns. Grantors covenant that they are
the -wful owners of the above properties and that they have a good and lawful
