the following described real estate, situated in the county of King , State of

Beginning at a point on the west line of tract 100, Sunnydale Gardens,
Division No. 1, according to plat recorded in volume 25 of plats; page
50, in King County, Washington, a distance south Ow 15'48" east 4?
feet from the northwest corner of said tract 100; thence north 89
west 266 feet to the true point of beginning; thence northerly parallel
to said west line 60 feet; thence south 89 52' 11" east 60 feet, thence
northerly parallel with said west line to the southerly line of south
168th Street, formerly Gilmore Street; thence southwesterly along said
southeasterly line of county road to the northeasterly line of Old
(Military Road; thence southeasterly along northeasterly line to a point
which bears north 89° 52' 11" west from the true point of beginning;
thence south 89° 52' 11" east to the true point of beginning.
This deed is given in fulfillment of that certain real estate contract between the parties hereto, dated
September S , 1965 , and conditioned for the conveyance of the above
described property, and the covenants of warranty herein contained shall' not apply to any title, interest or
encumbrance arising by, through or under the purchaser in said contract, and shall nor apply ro any taxes,
assessments or other charges levied, assessed or becoming due subsequent to the date of said contact.
