2. Grantees, for themselves, their heirs, successors and assigns, hereby covenant with Grantors,
their heirs, successors and assigns, that in the event a roadway and /or utilities are established over, under,
through or across the real property which is subject to the aforedescribed easement, the Grantees, their heirs,
successors and assigns, and each of them, will ratably contribute for the costs of any materials and labor used in
the ordinary and common construction, of said roadway and or utilities, and at all times thereafter, will repair and
maintain and keep repaired, in a proper and workmanlike manner, the said road and or utilities, and will
contribute ratably for the costs of any materials and or labor necessary for such maintenance and repair..
Each owner shall contribute that percentage of the total cost of such construction, maintenance or
repair based on a ratio in which the number of square feet of property owned by him or her is utilized as a
numerator and the number of square feet of the entire tract as hereinbefore described is utilized as the
denominator.
3. The entire cost of any extraordinary repair, maintenance or replacement of said roadway and or
utility lines shall be born by whomsoever of the Grantees as shall have caused any damage or destruction to said
roadway and or utilities.
4. Upon failure by any Grantee to contribute ratably or bear the entire cost of extraordinary repair,
maintenance or replacement, all as aforesaid, Grantees, and each of them, shall have the right to enforce said
contribution or payment for said damage by the placement of a lien (s) on the property of the delinquent Grantee
(s) in the amount of such contribution or cost of extraordinary repair, maintenance or replacement, and said lien
(s) may be foreclosed in the same manner as provided for the foreclosure of other liens affecting real estate in the
State of Washington.
