plats, page 47, in King County, Washington;
Except that portion of the west 110 feet thereof lying south of
the north 64.22 feet of said tract, and except the west 10 feet of
said tract conveyed to King County for road by deed recorded
under auditor.s file no. 6051920, and except that portion thereof
condemned for roadway by King County under K.S.C.S. no 713089;
Shall be maintained in a condition that permits adequate automobile
and fire apparatus travel by those who have legal access hereto
and therefore.
All maintenance, repair, improvements and /or rebuilding of said
private road shall be the obligation and responsibility of the
owners and /or contract purchaser of the parcels of property
having legal access therefore and their accessories, heirs and /or
assigns unless and until such road is dedicated to, and accepted
by, the City Of Tukwlia for maintenance, repair, improvement and /or
rebuilding. The costs shall be shared by the owners of each
parcel in the short plat in the same proportion as their ownership
of said road.
The covenants herein contained shall run with the property and are
binding upon all subsequent owners thereof.

JOINT MAINTENANCE AGREEMENT
Notice is hereby given that MR. NASSER S. ABMADNIA , owner(s)

do hereby establish this Agreement and convey unto all present and future owners, their heirs and
assigns, of all or any of the foregoing described tract(s) of land, the maintenance of the easement(s)
granted and conveyed in Tukwila Short Subdivision # L95 -0012 , as described below.
1. Water Line /Power Line and Cable Conduit (TV and phone): It is agreed that the cost of
any repair or maintenance for the main water line, power line and cable conduit (TV and
phone) shall be the joint responsibility of all parties.
2. Stormwater: It is agreed that the cost of any repair or maintenance for the storm drainage
pipe shall be the joint responsibility of all parties, except that the owners of any lower .
parcels shall not be responsible for the part of the storm drainage pipe above their
connection.
This Agreement shall be binding upon all present and future owners of the parcels created under the
aforementioned document. ,
