A RESOLUTION TO APPROVE AN APPLICATION FOR THE
0
SUNSHINE RIDGE PLANNED RESIDENTIAL DEVELOPMENT AND
ADOPTING FINDINGS AND CONCLUSIONS.
WHEREAS, the developers of the Sunshine Ridge Condominiums submitted an application for
approval of a planned residential development, as a multi family development on sensitive slopes,
pursuant to TMC 18.45.060(2) (file L95 -0054) which revised an earlier application (1,94- 0090); and
WHEREAS, a mitigated determination of non significance was issued pursuant to TMC
21.04.150 (L94- 0077); and
WHEREAS, the Planning Commission did hold a public hearing and recommend approval with
conditions on October 26,1995; and
WHEREAS, the City Council held a public hearing to consider this application on November 13,
1995;
NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF TUKWILA,
Ca WASHINGTON, HEREBY RESOLVES AS FOLLOWS:

Section 1. Findings
1. The subject planned residential development application was received on August 25,1994, and
was thereby vested in the review criteria of TMC 18.46, prior to amendment by Ordinance 1711,
which was effective on September 21,1994.
2. That proposed planned residential development application was approved by City Council
Resolution 1318.
3. Subsequent design modifications to the original application were determined to require
additional approval and are the subject of this resolution.
4. The design revisions to the project design approved in Resolution 1318 were reviewed by the City
Council and are incorporated in applicant plan sheets dated November 7,1995 (Attachment A).
5. Findings and conclusions regarding the consistency of the proposed design revisions, with
planned residential development review criteria in TMC 18.46.060, .070, .080, .090, and .112, have
been presented at the Public Hearing held on November 13,1995.
Section 2: Planned Residential Development Application Conditionally Approved.
Based on the findings and conclusions set forth or adopted by reference in Section 1, the planned
residential development application for the Sunshine Ridge Condominiums (file L95 -0054) is herewith
approved with the following conditions:
1. A maintenance program for hydroseeded areas shall be provided prior to issuance of a building
permit;
2. At least one, in- ground moisture sensor shall be installed;
3. A minimum six foot wide trail linkage shall be provided between the on -site path and 57th
Avenue stairs, which is acceptable to the Parks and Recreation Director and Public Works
Director;

4. Vehicle headlights shall be completely screened from shining onto the Southcenter View
Condominiums as they emerge from the covered parking areas. Screening shall consist of a
combination lattice screen and evergreen vines and shrubs or equivalent;
5. The 10 ft. high concrete wall at the eastern end of the recreation deck shall be modified to aid the
ivy to climb that wall, by rough finishing the concrete and incorporating climbing wires;
6. Common area lighting shall be shielded to eliminate direct off -site illumination and light levels
exceeding 1 ft. /candle at the property line. A luminaire plan shall be submitted to demonstrate
this. No free standing pole lights are proposed; and
7. Any design inconsistencies shall be resolved by the Director'of the Dept. of Community
Development, whose decision may be appealed to the BAR.
RESOLVED BY THE CITY COUNCIL THE CIT TUKWILA, WASHINGTON,
AT ITS REGULAR MEETING ON THE /3 DAY OF ,1995.
