Grantor hereby grants and conveys to the Grantee, its successors and assigns, a non - exclusive easement in favor of the property more particularly described in Exhibit A attached hereto and made a part hereof (the "Benefitted Parcel ") over and across the portion of the property described in Exhibit B, attached hereto and made a part hereof (the "Burdened Parcel "), shown on the map attached hereto as Exhibit C (the 'Easement Area "). The Easement Area is described in Exhibit D attached hereto and made a part hereof. SUBJECT, HOWEVER, to all existing encumbrances affecting the Granted Premises. Severability. If any terms, provisions, covenants or conditions of this grant of easement should be held by a court of competent jurisdiction to be invalid, void or unenforceable, the remainder of this grant shall continue in full force and effect and shall in no way be affected, impaired or invalidated thereby. Governing Law. This grant of easement shall be governed by the laws of the State of Washington. Benefit Liability. This grant of easement and all of the terms, covenants and conditions hereof shall extend to the benefit of and be binding upon the respective successors, successors in trust and permitted assigns of the parties hereto.
