This is with reference to the Apartment Unit Building, Terrace Apartments,
Tukwila, Washington.
Specifically, the exterior siding was stripped off on the first story unit
above the door and window. The 4 X 12 header revealed a dry rot condition
over the post in addition to settling of about one(1) inch by crushing the
fibers.
After a review of the framing in this area, it is recommended that a new
glulam header, 3 -1/8" X 12" X 12 ft. long, be installed in place of the
existing deteriorated 4 X 12. Also, a new 4 X 8 post is required between
the door and window.
The material specifications of the new members are as follows:
One(1) Glulam Beam - 3 -1/8" X 12" X 12 ft. Comb. 24F -V4
DF /DF Industrial Grade; Ext. Glue.
One(1) Post - 4 X 8 DF -L No. 2 or better.
Connections - Use Simpson PC48 post to beam.
Use Simpson BC40 post to bottom plate.

Subject: Terrace Apartment Project, 191 Units; Structural Inspection
Dear sir:
This is a letter Report on our inspection of the Terrace Apartment Project
in Tukwila, Washington overlooking Foster Golf Course area.
This Project consists of 191 apartment units In several different buildings;
the largest of which is four(4) stories in height and all are of conventional
frame construction.
Specifically, the exterior cantalevered balconies are of immediate concern
at this time. These balconies project out in front of the buildings and
are supported at each floor level by a continuous wood cap beam on two(2)
steel pipe columns.
The pipe columns in the bottom story are supported on a concrete slab on
grade. This slab, with or without a footing or edge beam, has settled
enough to cause misalignment in the columns and also in the balcony decks
above. It would appear that there are numerous similar problems on all
balconies.
As this condition is progressive, i.e., settlement, it is recommended that
repairs be. planned in the near future. Measures such as jacking and re-
leveling, improving column -beam connections, and pouring new footings or
edge beam supports should be considered.
If the original drawings are available, review should be made to determine
method of framing of the balconies. This is advisable before proceeding
with repairs.
Our services are available to make such a structural design review, pre-
ferably on an hourly basis as required.
