execute, acknowledge and deliver documents which the holder of
any Landlord's Mortgage may require to effectuate the provisions
of this Section and shall execute upon request estoppel certi-
ficates or statements confirming the status of this Lease.
Lessee shall in the event of the sale or assignment of
Lessor's interest in the Building of which the Premises form a
part, attorn to the purchaser and recognize such purchaser as the
new Lessor under this Lease and Lessor shall thereafter have no
responsibility for any liabilities or obligations which arise
under this Lease after the date of such sale or assignment.
18. Non - Merger. The voluntary surrender of this Lease by
Lessee or a mutual cancellation thereof shall not work a merger
but shall, at the option of Lessor, terminate all or any existing
subleases or subtenancies or may at the option of Lessor, operate
as an assignment to it of any or all such subleases or sub -
tenancies.
19. Attorneys' Fees. If suit or action is brought by
Lessor or Lessee for an unlawful detainer of the Premises, for
the recovery of any Rent or other sums due under the provisions
of this Lease, or because of the breach of this Lease, the unsuc-
cessful party shall pay to the successful party in such suit or
action, such reasonable attorneys' fees in addition to the relief
otherwise awarded therein, as shall be fixed and awarded by the
court, at trial and on appeal. Attorneys' fees shall be deemed
to have accrued on the commencement of such action.
20. Notices. All notices (other than Rent which shall be
paid as provided in Section 32) to be given hereunder either by
Lessor or by Lessee shall be deemed to have been given by
depositing the same in the United States mail, postage prepaid,
registered or certified, and addressed to the party at its
respective mailing address as herein set forth:
