TMC 8.28.020 International Property Maintenance Code Adoption (IPMC)
Violation # 1

CARGO CONTAINERS
TMC 18.70.130 All cargo containers that have been installed in the LDR, MDR, HDR, MUO,
0, RCC, NCC, RC, RCM, TUC or C /LI zones as of April 15, 2002 must either receive Type 2
special permission approval or be removed by April 15, 2003.
Criteria for approval are as follows:
1. Only one cargo container will be allowed per lot.
2. The cargo container is sufficiently screened from
adjacent properties, parks, trails and rights -of -way, as
determined by the Director. Screening may be a combination of
solid fencing, landscaping, or the placement of the cargo
containers behind, between or within buildings.
3. If located adjacent to a building, the cargo container
must be painted to match the building's color.
4. Cargo containers may not occupy any required off - street
parking spaces.
5. Cargo containers shall meet all setback requirements
for the zone.
6. Outdoor cargo containers may not be stacked.
B. All containers so approved will be considered legal
structures and may remain in placep long as the location and
screening are not altered. If an approved cargo container is
moved off a residential zoned property containing a residential
use, no new container may be moved onto the property.
Corrective Action: Obtain a Type 2 Special Permission Permit
or
Remove Cargo Container from property.

Violation # 2 CODE VIOLATION - Surface Water Management issues
Code Reference:
TMC Chapter 14.30 Surface Water Management issues:
All public and private stormwater drainage systems providing permanent stormwater
treatment and /or flood control shall be inspected and maintained in accordance with the
standards contained in the Surface Water Design Manual.
Corrective Action:

• Clean out catch basin located on property south of access driveway.
• Sweep and remove sediment /debris from parking lot. Note: Sediment is considered a
pollutant and when it rains on your parking lot the sediment is washed into the storm
drain. This rain water drains directly into Southgate Creek which is a fish bearing stream.
• Repair all vehicles immediately that leak automotive fluids. Provide drip pans under
leaking vehicles until such repairs are conducted.
• Prepare and post a Spill Response Plan where it can easily be seen by workers.
• Replenish your spill kit as needed and dispose of material used as an hazardous waste.
Note: Hazardous waste containers must be labeled.

TMC - CODE VIOLATIONS
TMC 8.45.030.8 VIOLATIONS It is unlawful for any person to use, construct, locate,
demolish or cause to be used, constructed, located or demolished, any structure, land, or
property within the City in any manner that is not permitted by the terms of any permit or
authorization issued pursuant to the applicable provisions of the Tukwila Municipal Code."
Building permit required for:
• Replace all broken glazing (window) with safety glazing OR Replace broken glazing
(window) with a stud wall with siding.
• Garage doors are not safe and will need to be fixed (repaired).
Hot water tank must have seismic straps.
Mechanical permit required for:
• Installation of exhaust system is required in garages.
Electrical permit required for:
• Approved conduit fittings required at boxes, panels
• Conduit support
• Junction boxes required for electrical splices
• Electrical boxes require support
• Approved flex to ENT transition required
• Missing Panel fillers
• Tighten Fittings /locknuts
• Ground required in water heater flex.
Obtain a building, mechanical and an electrical permit.

FAILURE TO COMPLY WITH THIS ORDER MAY SUBJECT YOU TO A MONETARY PENALTY OF UP TO $500 PER DAY
PER VIOLATION FOR EACH DAY THAT THE VIOLATION EXISTS PER TMC 8.45.100(2).
Appeal Provisions
A person may, within ten days of receipt of this notice, file with the City Clerk a written notice of appeal
containing the following:
1. A heading with the words: "Before the Hearing Officer of the City of Tukwila"
2. A caption reading: "Appeal of " giving the names of all appellants participating
in the appeal.
3. A brief statement setting forth the legal interest of each of the appellants in the property involved in the
notice and order.
4. A brief statement of the specific order or action protested, together with any material facts claimed to
support the contentions of the appellant(s).
5. A brief statement of the relief sought, and the reasons why it is claimed that the notice and order should be
reversed, modified, or otherwise set aside.
6. The signature of all persons named as appellants and their official mailing addresses.
7. The verification (by declaration under penalty of perjury) of each appellant as to the truth of the matters
stated in the appeal.
8. The appeal fee for violations in the LDR zone is $100.00. All other zones $200.00. Fees must accompany the
written notice of appeals.
Failure to appeal this Violation Notice and Order shall constitute a waiver of all rights to any additional
administrative hearings. Failure to respond may result in the matter being forwarded to the City Attomey for
further action.
