An easement with provisions, conditions and covenants as may be set forth therein for a water meter and appurte- nances, including chamber and connecting water service pipes, in favor of the City of Seattle, reflected of record by instru- ment recorded May 22, 1974 under Auditor's File No. 7405220547. 11. Grantor and Grantee intend that the provisions of RCW 53.25.110 through -.170 shall be applicable to this conveyance and that this deed shall comply therewith. 12. By accepting this Deed Grantee agrees to the following, for itself, its successors and assigns, which shall be covenants running with the land: I. Grantee shall use the Premises for industrial uses including, without limitation, office, warehouse, laboratory, testing, research, manufacturing and assembly. Maritime uses shall be limited to transportation of passengers, products and supplies to service the foregoing uses by Grantee ( "Intended Use "). Grantee shall not use the Premises for any other use without the prior consent of Grantor or its successor. II. Grantee .shall, within one (1). year from the date hereof, devote the Premises to its Intended Use or commence work on the improvements thereon to devote it to its Intended Use. III.
